Council Report: Zoning changes on Trinity Boulevard

The Fort Worth City Council approved by a unanimous 9-0 vote two zoning changes on Trinity Boulevard for the property owner, Cockrell Hill Partners, out of Dallas.

The first change, in the 12200 block, concerns a planned development for townhouses on 4.55 acres. Approximately 35 units with rear entry access are planned.

The site, previously zoned medium industrial, is south of Trinity Boulevard. It is adjacent to an established detached single-family subdivision.

The townhome development will also act as a buffer from the more intense industrial uses to the east. The site has many significant trees and would be subject to Urban Forestry requirements.

At the July Zoning Commission meeting one person spoke in opposition and asked about the possibility of a 15-foot tree screening buffer to screen the existing industrial use area. This zoning change includes such a barrier.

The council also approved the rezoning of the 11600-12000 blocks from agricultural, general commercial and medium industrial to planned development for all uses in light industrial, excluding sexually oriented businesses.

The site is north of Trinity Boulevard and west of Highway 157. The applicant said there is no planned development at this time. Properties on either side of Highway 157 are zoned light industrial, medium industrial, heavy industrial and planned development.

“These two motions are going to bring homes to the Mosier Valley area,” District 5 Councilwoman Gyna Bivens said. “Something that we never really thought would happen this quick and this big.”
