Logistics Services leases in AllianceTexas

Saddle Creek Logistics Services has leased a 287,000-square-foot warehouse at Gateway 50 at 743 Henrietta Creek Road in Roanoke in Hillwood’s AllianceTexas development. Lakewood, Fla.-based Saddle Creek is a 47-year-old privately held third-party logistics company development. “We’re very excited to welcome a company like Saddle Creek to AllianceTexas,” said Mike Berry, president of Hillwood Properties. “First quarter activity continues to follow 2012’s pace, and is a good sign that the industrial market is continuing its rebound. We believe AllianceTexas is well-positioned to take advantage of these improved market conditions.” Reid Goetz represented Hillwood Properties in the transaction, and Gary Lindsey of Newmark Grubb Knight Frank, and Robert Pericht, senior vice president, warehouse operations, represented Saddle Creek Logistics Services. Saddle Creek took occupancy of the building in April.

Panther pounces Panther FW Investments LLC has purchased a two-property, multi-family portfolio in Fort Worth from an out-of-state owner. The portfolio consists of 528 units in two operating communities. Bent Tree and Country Place are located in the southeast quadrant of the intersection of Interstate 30 and Loop 820 along Normandale St. on Fort Worth’s west side. The properties were built in 1985 and 1986, respectively. Panther’s business plan is to push rents to current market while enhancements to the exterior and significant interior unit upgrades are completed. The purchase price was not disclosed. Panther FW Investments LLC, formerly known as Panther Transaction Group, is a private real estate investment company formed for the purpose of investing in opportunistic commercial real estate transactions. Panther makes direct acquisitions and invests in third-party real estate joint ventures. The company includes Tommy Pigg, Doug Kincaid, Ty Smith and Ben Loughry and is based in downtown Fort Worth.

Tenaska in Arlington Nebraska-based Tenaska Inc. has renewed its 32,102-square-foot lease at the Offices at Brookhollow in Arlington. The Offices at Brookhollow is an 80,104-square-foot office development at 1701 E. Lamar Blvd. Karen Simon and Brian Scott of Bradford Commercial Real Estate Services represented the landlord, 1031 Arlington LLC, in the five-year lease renewal. Renee Efimoff of SCM Real Estate Services Inc. represented the tenant. Tenaksa occupies most of the first floor and part of the second in the class B office building, developed in 1998 by Poynter Scifres Cos. and sold to DBSI in 2004. Rainier Capital Management of Dallas has remained intact as the property’s asset manager for the landlord, 1031 Arlington LLC.

New operations center Exterran has opened a new operations services center (OSC) in Fort Worth. Located at 2100 Great Southwest Parkway, the Fort Worth site is being established by Houston-based Exterran as the first of multiple such sites to streamline customer field support processes for its North American operations. Exterran’s service center is 9,100 square feet, a newly created portion of an Exterran’s facility there that occupies 49,000 square feet and opened in 2012. “The launch of our Fort Worth OSC demonstrates the leadership role that Exterran is taking to help our customers analyze, prepare for and adapt to the NESHAP requirements that go into effect in October,” said Rob Rice, president, North America. Exterran is a full service natural gas compression and a provider of operations, maintenance, service and equipment for oil and natural gas production, processing and transportation applications.

Other news… Forest Park Medical Center Southlake, an approximately 142,000-square-foot hospital in Southlake, will open its doors May 29 and begin serving patients on June 10. The hospital will include 54 private inpatient rooms, including 10 VIP suites. The hospital also will include 12 fully integrated operating suites. The hospital will be part of the physician-owned and operated Forest Park Medical Center system. … Silver Oak Commercial Realty has arranged the sale of an 8,000-square-foot medical office building, located at 5408 Colleyville Blvd. in Colleyville. LeAnn Brown of Silver Oak represented the seller, HRT Properties of Texas, in the transaction. … Marcus & Millichap has brokered the sale of Lakeshore at Granbury, a 41-unit apartment property located at 800 Panama Court near Highway 377 in Granbury. The community offers residents easy access to Lake Granbury with its private dock and private boat ramp. The new website is www.faiengineers.com. … Atlas General Agency has purchased a 12,000-square-foot office building at 1816 Norwood Dr. in Hurst. Atlas General Agency was formed in 1999 and provides a portfolio of personal lines of insurance products for Texas independent insurance agents. Kurt Cherry of PM Realty Group represented the Atlas General Agency and Kent McKeever of Ellis & Tinsley represented the seller. … BSCS Ventures LLC recently purchased a 35,000-square-foot industrial building located at 728 111th St. in Arlington. The building will house several entities owned by BSCS Ventures, including DFW Heavy Duty Truck Parts.
