Bradford ADT Partners’ $2.1M Renovation 

Of Office Tower Yields Six Signings 

ARLINGTON, Texas – With $2.1 million of upgrades nearly completed, Bradford Commercial Real Estate Services has secured a stack of new leases and renewals for Arlington Downs Tower, a midrise office project parked in the heart of its namesake city’s All-Star entertainment district. 

The six transactions total 9,798 sf, an even mix of new leases and renewals, including one expansion, at 2225 E. Randol Mill Rd. in Arlington. The signings are a testament to the Dallas-based landlord Bradford ADT Partners’ investment into the building. 

Inbound in the coming weeks is PHP Agency Inc., which leased the last space on the first floor totaling 2,862 sf. Richmond Collinsworth, one of Bradford’s senior vice president and managing partner, and Erik Blais, also a senior vice president, represented the landlord and Stewart Fuller, a new broker associate with Bradford Commercial Real Estate Services, was the tenant representative.

Collinsworth and Blais also secured new long-term leases in direct talks with existing tenants in exchange for office improvements. Revamping their deals were: 

▪ Progressive Tax LLC and EA Mobile Taxes LLC, 1,136 sf;  

▪ Renew Vitality Clinic LLC, 1,034 sf, including a 200-sf expansion. 

The Bradford team also finalized three renewals through direct talks. Re-upping were:

▪ CareReview Inc., 2,425 sf; 

▪ K3 Facility Services LLC, 1,293 sf; 

▪ Wurtz Law Firm, 1,048 sf. 

“We’ve been successful in renewing, expanding and signing new leases because of Bradford ADT Partners’ significant investment into the building,” Collinsworth says. “We have focused on enhancing the tenant experience and the project’s resiliency and energy efficiency,” Collinsworth says.

The landlord has extensively renovated the lobby, corridors, restrooms, tenant lounge, conference room and elevators. Improvements also included new HVAC equipment – chiller, cooling tower and the energy management system. 

Bradford ADT Partners acquired the 88,836-sf, six-story asset in June 2023. The well-located building is particularly attractive as headquarters office space for local companies. 

“Arlington Downs Tower’s appeal is its positioning in the entertainment district,” Blais says. “It’s an amenity-rich location featuring Six Flags Over Texas, Choctaw Stadium, Globe Life Field, Texas Live!, AT&T Stadium and an abundance of nearby restaurants, retail shops and hotels.”
