DENTON, Texas – With Interstate 35 as the determining factor, Mexico-based Vazma Capital LLC has acquired a shuttered 73,014-sf climate-controlled facility in Denton to expand its auto parts distribution channel in Texas.
With the deal now closed, Vazma has jumpstarted renovations on the industrial project at 2801 N. Interstate 35. The fully refrigerated and sprinklered structure, developed in 1979 on 5.73 acres, was formerly occupied by the Ben E. Keith Co.
“Being along I-35 was highly important to Vazma because it’s a straight shot to its other distribution center in the southern sector of the state. Of the options in the market, the Denton project was the best fit,” says Andrew Clark, vice president of Dallas-based Bradford Commercial Real Estate Services, who represented the buyer.
Clark says there were several options that met Vazma’s site criteria, specifically a 50,000-sf to 100,000-sf industrial project in the I-35 corridor. “This was the clear winner in terms of pricing, zoning and interstate access,” he adds.
Vazma’s new distribution hub is being reconfigured on the interior to enlarge the warehouse component and reduce the 24,718 sf of office space. The rail-served structure’s design includes a 41,600-sf covered dock and 26-foot clear height.
Vazma closed the deal within 45 days of placing the contract for the project, which was listed at $10.5 million. David Walters and Brice Wells of CBRE represented the seller, Ben E. Keith Co.
