LanCarte Commercial has completed the sale of the
5,014 SF medical office building at 6252 N. Davis Blvd in North Richland Hills. The half-leased facility featured
a full medical finish-out, multiple sterilization areas, and an efficient layout ideally suited for healthcare
providers.
Finn Wilson and Sarah LanCarte represented the seller in the transaction, securing a contract in under two
months after taking over the listing from another brokerage.
A key driver in medical office transactions is understanding user behavior that many medical practices prefer
ownership over leasing due to the substantial investment required for specialized improvements, plumbing,
and modern finishes. Although 6252 Davis offered this infrastructure, the deal ultimately aligned with an
investor buyer attracted to the long-term stability and predictable tenancy of 7–10-year leases associated with
medical users.
While vacancy levels in North Richland Hills remain elevated and much of the inventory consists of older Class
B and C buildings, demand continues to grow for high-quality, infrastructure-ready medical facilities. This is
largely due to constrained supply as the North Richland Hills office market contains approximately 1.8 million
square feet of inventory, yet only 4.4% is classified as Class A space. Even with new development, this supply
remains limited, with only 38,500 square feet of new office space delivered in 2024. This restricted pipeline
continues to shift attention toward existing, well-located buildings that provide turnkey functionality like 6252
Davis Blvd.
With this sale now complete, LanCarte Commercial continues to offer additional opportunities in the
surrounding area, including the nearby property at 8500 Precinct Line Rd in Colleyville. Built in 2016, the 4,592
SF building sits on 0.513 acres and includes two flexible suites that may be combined for a full-building user.
