HILLWOOD ANNOUNCES TWO NEW SPECULATIVE INDUSTRIAL BUILDINGS AT ALLIANCETEXAS

Projects expand Hillwood’s total speculative industrial pipeline to 3.1 million square feet under construction and 2.6 million square feet in predevelopment

Hillwood, developer of the 27,000-acre AllianceTexas master-planned development, today announced two new Class A speculative industrial buildings: Alliance Gateway 70, a 268,623-square-foot facility, and Alliance Gateway 71, a 501,235-square-foot facility. Both buildings will be located at the recently completed interchange of Independence Parkway and Henrietta Creek Road, adjacent to State Highway 170.

The two buildings bring Hillwood’s total speculative industrial portfolio to five buildings under construction at AllianceTexas, joining Alliance Westport 12, Alliance Westport 15 and Alliance Gateway 34. Combined, the five projects total 3.1 million square feet under construction and an additional 2.6 million square feet in predevelopment — marking the largest speculative industrial pipeline in Hillwood’s history at AllianceTexas.

Designed for modern logistics and advanced manufacturing users, Alliance Gateway 70 and 71 will leverage AllianceTexas’ world-class transportation infrastructure, anchored by the AllianceTexas Smart Port, Perot Field Fort Worth Alliance Airport (AFW) and the BNSF Alliance Intermodal Facility.

AllianceTexas offers a fully integrated supply chain ecosystem built around speed to market and operational scale. The development’s logistics infrastructure includes the recently approved Alliance Logistics District, a FedEx Ground Hub, two UPS Ground Sort Hubs, the FedEx Express Southwest Regional Air Hub and the Amazon Air Regional Hub — providing tenants with direct access to one of the most connected freight networks in the country.
Construction on both buildings began in March 2026, with completion expected in Q3 2026 for Alliance Gateway 70 and Q4 2026 for Alliance Gateway 71.

Alliance Gateway 70 will feature a 36-foot clear height, 310-foot building depth, 60-foot loading bays, 47 dock doors, and 2 drive-in ramps. The facility includes EV-charging infrastructure and a rear-load configuration with a 185-foot truck court. The building will initially offer 68 trailer parking spaces and 270 car parking spaces, with on-site space for future parking. Planned speculative tenant improvements include approximately 2,500 square feet of main office space, LED warehouse lighting, and 12 full dock door packages with seals, bumpers, lights and mechanical levelers.

Alliance Gateway 71 will include a 40-foot clear height, 470-foot building depth, 60-foot loading bays, 105 dock doors, and 4 drive-in ramps. The facility includes EV-charging infrastructure and a cross-dock configuration with 185-foot truck courts. The building will initially provide 149 trailer parking spaces and 294 car parking spaces. Planned speculative tenant improvements include approximately 2,500 square feet of main office space, LED warehouse lighting, and 20 full dock door packages with seals, bumpers, lights and mechanical levelers.

Hillwood has a strong record of executing creative, customer-driven solutions to meet tenant requirements while maintaining aggressive development schedules. Recent examples include Southwire, SGS Studios and Wistron, all of which were initially speculative industrial projects at AllianceTexas. Wistron, one of the world’s largest electronics manufacturers, announced plans for two AI advanced manufacturing facilities at AllianceTexas, including Hillwood’s Alliance Westport 14, which was completed in July 2025.

Alliance Gateway 70 and 71 will also benefit from Denton County’s low tax rate and a range of economic incentives, including the Triple Freeport Inventory Tax Exemption and Foreign Trade Zone status within Alliance FTZ #196.

In addition, the buildings’ customers will have access to workforce recruitment, training and retention resources through both Workforce Solutions for Tarrant County and North Central Texas, as well as Tarrant County College’s Corporate Training Center and the Center of Excellence for Aviation, Transportation and Logistics (CEATL).

The projects are designed by RGA Architects. Civil engineering services were provided by Westwood, and Hillwood Construction Services will serve as the general contractor. Alliance Gateway 70 is financed by Enterprise Bank, and Alliance Gateway 71 is financed by Comerica Bank.
