Bradford’s Repositioning Plan Wins More Renewals For Great Southwest Industrial Portfolio

Bradford Commercial Real Estate Services has reeled in two more renewals for a newly renovated three-property portfolio in the Lower Great Southwest Industrial District. New leases and renewals now total 66,008 sf at the renovated industrial properties, Aero Business Center, Lonestar Business Park and Corporate Business Center, which were acquired about eight months ago by GP3 2601 Aero Drive LLC. The newest long-term renewals are:

▪ Worldwide Appliances, 5,940 sf, at 2662 Aero Dr., Grand Prairie;

▪ Frankie Designs LLC, 5,940 sf, at 2670 Aero Dr., Grand Prairie.

“Deal traction and tours are up significantly with the renovations and availability of make-ready suites,” says Chris Kennedy, vice president of Dallas-based Bradford. He and Cade Navarro, market director, got the assignment when the portfolio changed hands.

Bradford also manages the three business parks, totaling 247,130 sf. In addition, the landlord retained the firm’s construction services for the renovation and build out of make-ready suites at each property. “The renovation is underwriting a transition to triple net leases from modified gross. That’s a win for the landlord,” Navarro says.

To date, Bradford has completed 44,268 sf in new leases and renewals at Aero Business Center; 16,700 sf at Corporate Business Center; and 5,040 sf at Lonestar Business Park. With all make-ready suites now leased, nine more are on the drawing board for spaces ranging from 1,200 sf to 4,950 sf.

“The fundamentals of infill assets in these suite sizes are finding immediate success with no new small-user product coming on line,” Kennedy says.

Additional Leasing in Arlington: Stride Staffing has renewed 2,625 sf of office space in Arlington Downs Tower, 2225 E. Randol Mill Rd., Arlington. Richmond Collinsworth, executive vice president and managing partner of Bradford Commercial Real Estate Services, and Erik Blais, senior vice president, represented the landlord, Bradford ADT Partners LLC.
