FORT WORTH – With companies looking ahead to 2027, Bradford Commercial Real Estate Services has filled 21,600 sf with two tenant expansions in a Tarrant County industrial park tailor-made for small businesses.
Blue Sky Industrial Solutions LLC, a pharmaceutical company, and Core Collab, a Pilates distributor, have jumped at expansion opportunities in Blue Smoke Industrial Park, located at the Interstate 30-TX 287 junction in southeast Fort Worth. The companies have upsized to 14,400 sf and 7,200, respectively.
Blue Sky is now occupying four contiguous suites at 2613-2619 Ludelle St., gaining an extra 3,600 sf in a renewal and expansion. The added space was vacated by Core Collab, which has doubled in size with a move to 2609 Ludelle St.
“There was no down time on that vacancy,” says Cade Navarro, market director in the Fort Worth office of Dallas-based Bradford. He represented the landlord, WMGSA Blue Smoke LLC, in the direct deals.
Blue Smoke and its sister development, Ludelle Industrial Park, contain 26 buildings totaling 621,339 sf. To date this year, Bradford has completed 141,852 sf in renewals and expansions for the Floridia-based landlord’s adjacent properties.
As part of an ongoing renovation, the landlord is bringing 10 make-ready suites on line Oct. 1. The new spaces range from 1,800 to 18,000 sf, a sweet spot for the small business sector.
“One year of planning and construction has gone into the 10 make-ready suites,” Navarro says. “The spaces are well thought-out designs that are coming on line at a good time in the market from a 2027 planning perspective for small businesses.”
