Bradford Brokers Sale of Sunair Products’ Original Headquarters In NE Fort Worth

FORT WORTH – Bradford Commercial Real Estate Services has sold Sunair Products Inc.’s original headquarters in northeast Fort Worth, closing out a triple play for the global firm and opening the door for another company to more than double in size.

Sunair has parted with a 22,030-sf office/warehouse on 1.03 acres at 2329 Solona St. in Haltom City, where it has grown from a startup in the late 1980s into a leading corporation with customers in 40 countries and a European division in The Netherlands. The buyer is Firstex Industries Inc., which will be moving from Grand Prairie in the near future.

“The seller has made a lot of memories at this location and is hoping for the same success for the buyer. It’s a great location for a small business,” says Luke Clardy, vice president in the Fort Worth office of Dallas-based Bradford. He represented the seller of record, First Sunday Prop MGMT Group.

The sale marks Clardy’s third transaction this year for Sunair, a wholesale distributor of air conditioning components for commercial and residential sectors. In February, he arranged the company’s acquisition of a significantly larger project for its headquarters and distribution center and months later disposed of its former warehouse site.

“Sunair’s headquarters was extremely well maintained,” Clardy says, “and the plug ‘n play component was an added attraction for the buyer.”

Firstex Industries is an outsource contract manufacturing firm with international sources for supplying industrial products like sheet metal stamping, castings and forgings to U.S.-based customers. Nick Fulton of the Mercer Co. represented the buyer of record, Solona Street LLC.

Firstex’s new headquarters features two floors of offices and a conference center, totaling 8,500 sf; 13,530 sf of single-story warehouse space with loading docks; and a fenced quarter-acre of outside storage with an electric gate. The property is accessible from two streets and close to TX 121 and Loop 820.

“It’s a well-located infill asset in a desirable part of town,” Clardy adds. “It attracted a lot of interest before and after we had a contract.”
