Bradford Brokers Sale of Vacant Industrial IOS Project in Southeast Fort Worth

FORT WORTH – Bradford Commercial Real Estate Services has sold a vacant industrial project with outside storage in southeast Fort Worth on behalf of an out-of-state private investment group, closing a seller-financed transaction with an owner/user. The two-building project, totaling 20,298 sf, is set on 1.36 acres at 5251 and 5255 Wilbarger St., where roughly 40% of the fenced site is outside storage. Luke Clardy, vice president in the Fort Worth office of Dallas-based Bradford, and Cade Navarro, market director, represented the Virginia-based seller, 5251-55 Wilbarger LLC.

The buyer, 4K Lift Co. LLC, will relocate its operation in Q2 to Fort Worth from a leased site in Dallas. The 39-year-old company, which sells used forklifts and parts, has plans to upgrade the storage yard and add a showroom to the larger of the two buildings. “This sale reflects a growing demand for outside storage with access to major interstates in the Fort Worth market,” Clardy says.

Wilbarger Street is close to the Loop 820-TX 287 split and Interstate 20. The single-story structures, developed in 1962, feature two dock and five grade-level doors opening into warehouse space with 14-foot clear heights. The project went dark in early 2025, just three years after the seller had acquired it. The asset had been on the market for sale or lease. “We were able to achieve a fair market price for the seller within six months of getting the listing,” Navarro says.
