FORT WORTH – Bradford Commercial Real Estate Services has delivered four industrial leases, totaling 102,582 sf, to landlords in Tarrant County, including the lease-up of a brand-new project in Alliance Gateway.
Gruns Nutrition Inc., which is new to the market, has leased the 37,581-sf balance or 50% of a design-build at 215 Fairway Circle in Roanoke. The supplement supplier will use the class A space for packaging and distribution nationwide of products produced in the U.S. and Canada.
“Gruns wanted a centralized location in the U.S. for its distribution channel. North Texas historically wins out when that is the case,” says Todd Lambeth, executive vice president and managing partner in the Fort Worth office of Dallas-based Bradford.
Lambeth and Luke Clardy, a senior broker with Bradford, represented the landlord of record, Beacon Land Co. The design-build was completed last fall for its California-based owner/occupant, Aircraft Spruce.
“Aircraft Spruce built a larger facility than needed so it would have future expansion space,” Lambeth explains. “We had several prospects interested in the co-tenancy opportunity, but Gruns moved quickly and signed a lease within two weeks of touring the site.”
George Curry of JLL represented Gruns Nutrition. Tenant finish-out is underway to add a quality control room, with occupancy coming as soon as construction wraps up.
Also in the Tarrant County stack is Gulf Highway Equipment LLC’s lease of a 46,023-sf freestanding building at 7204 Burns St. in Richland Hills. Clardy represented the tenant in its search for room to expand.
“Gulf Highway Equipment is practically tripling its space with the relocation within the submarket,” Clardy says. “We moved quickly to find a larger location because the company wanted to add more business lines.”
Talks went full circle within two months. Todd Hubbard of NAI Robert Lynn represented the landlord, Ackerson Holdings LLC, in the long-term lease negotiations.
The Tarrant County transactions also included a 12,544-sf renewal by Outreach Depot Inc. in McMillan Center at 2550 McMillan Parkway in Fort Worth. Shane Benner, first vice president of Bradford Commercial Real Estate Services, represented the landlord, Ron Sturgeon Real Estate LP.
In a brand-new lease, STiKS Golf LLC has taken 6,434 sf of flex space at 900 S. Blue Mound Rd. in Saginaw. Richard Hitz, vice president of Bradford Commercial Real Estate Services; Jason Finch, senior vice president; and Michael W. Spain, executive vice president and managing partner represented the landlord, BRI BMIP LLC. Representing the tenant were Harrison Hogan and Marshall Mays of Colliers International.
“Leasing activity has been ticking up significantly in Tarrant County, particularly in the north,” Lambeth says. “Companies that don’t need proximity to the airport are finding rates and opportunities are much more favorable in this part of the Metroplex.”
