Bradford Signs Scooters Bar & Grill to 10-Year Lease in Soon-to-be-Renovated Retail Center

With a major repositioning on the horizon, Bradford Commercial Real Estate Services has signed Scooters Sports Bar & Grill as a new attraction for the 127,121-sf Harwood Shopping Center in the Mid-Cities. Binkley Restaurant Group has inked a 10-year lease for 8,168 sf in the neighborhood retail center at 3508 Harwood Rd. in Bedford for the growing Scooters’ brand. The sports bar operator also has locations in Arlington and Garland. “Scooters Bar & Grill is a cool concept. It’s a big win for the next phase of Rock Island’s repositioning of the center,” says Chris Kennedy, vice president of the Dallas-based brokerage firm. He and Todd Lambeth, executive vice president and managing partner, lease the property for the landlord, Rock Island Auction Co.

Scooters Sports Bar & Grill is planning to invest roughly $1 million into upgrading the space, with an eye on opening by midyear 2027. At its other locations, the concept offers a high-energy atmosphere with DJs, karaoke, dancing, walls of widescreen TVs, dart boards and pool tables in addition to one or more bars and dining space, including patio seating.

Illinois-based Rock Island, ranked as the world’s leading firearms auction house, acquired the center in 2022, undertaking a multimillion-dollar renovation of an 85,899-sf former Wal-Mart for its primary location in Texas. The anchor space features an expansive showroom for premier and collectible firearms, bladed weapons and military armaments in addition to a high-end sales gallery, reception area and administrative space.

Scooters is getting in on the ground floor of image-setting changes to the 11-acre project as Rock Island revs up plans to retool the remaining 41,222 sf of retail space. The center, developed in the late 1980s, boasts direct access and unobstructed visibility for tenant signage from TX 121, one of the region’s most heavily traveled freeways.

Bradford Construction Management is at the helm of the center’s major renovation. The plan is to white-box the project’s five vacant storefronts, totaling 13,618 sf; redesign the exterior; and upgrade the 1,544-space parking lot. “The landlord is planning a full repositioning to attract quality tenants for a growing area with new rooftops in the Mid-Cities,” Kennedy says.
