Bradford Commercial Real Estate Services has scored an early renewal, totaling 35,422 sf, with the largest tenant in Royal Jetstar Tech Center, a longtime fully leased class A flex project in the DFW Airport submarket.
Test Valley LLC has re-upped its headquarters and lab space for the long term at 4040 W. Royal Lane in Irving. Bradford was on the cusp of marketing the premier space when the longtime tenant dropped plans to buy a building and opted to renew.
“We were trying to get in front of Royal Jetstar’s first vacancy in more than five years. Test Valley soon realized its highly specialized space would have been too costly to duplicate,” says Kyle Espie, a market director with Bradford who represents the landlord, PRE DFW Airport LLC.
Test Valley had eight months remaining on its lease when it renewed. Lacy Milani of Milani Properties represented the tenant.
The 92,052-sf Royal Jetstar Tech Center’s longtime lease-up is a credit to its location and landlord. The five-tenant project, completed in 1999, is readily accessible to three major freeways and just 15 minutes from Dallas/Fort Worth International Airport.
“The landlord has a good reputation in the market for taking care of its properties and tenants,” Espie says, “and that’s validated with Royal Jetstar Tech Center’s continued lease-up.”
