FFORT WORTH – Sunon Furniture LLC has selected North Fort Worth for its national distribution center in a strategic move mortared in the region’s middle of the U.S. positioning and Interstate 35 connection to its North American manufacturing base in Monterrey, Mexico.

Asia’s largest furniture manufacturer has leased 34,175 sf in Basswood 35 at 2741 Basswood Blvd. Todd Lambeth, executive vice president of Bradford Commercial Real Estate Services, and Luke Clardy, senior broker, represented Sunon Furniture, which is phasing out 3PL operations on the East and West coasts to bring shipping under one roof in Fort Worth.

The China-based company, which has its U.S. headquarters in Irvine, Calif., is one of the largest office furniture manufacturers and suppliers in the world. Sunon has a research and development center in Berlin and manufacturing sites in Mexico and Asia as well as showrooms around the world, including Dallas. Its client list includes about 200 Fortune 500 corporations and customers of all sizes in 128 countries.

“Sunon’s decision reinforces the Alliance area’s prominence as the top distribution hub in the country,” Clardy says.

Sunon has leased about one-third of Basswood 35’s Building 4, one of the newest buildings in EastGroup Properties’ 61.45-acre development at the junction of I-35W and Basswood Boulevard. The distribution center is slated to open in February.

Todd Hubbard and Joe McLiney of NAI Robert Lynn represented EastGroup in the lease negotiations and are the project’s leasing brokers. Basswood 35’s master plan calls for seven class A buildings, totaling 842,152 sf, of which five have delivered.

“As an added caveat, there’s ample opportunity to expand within the park, which is important as Sunon realigns its North American distribution channel and grows its U.S. markets,” Lambeth says.

The Bradford team had narrowed Sunon’s the site search to two projects after scouring the market nearly four months. Scoring the win is class A distribution space that delivered in 2024 with easy access and high visibility to I-35W.

“The North Fort Worth market is extremely tight for tenants in the 30,000-sf to 40,000-sf range,” Lambeth says. “It was a very smooth transaction, thanks to EastGroup Properties and its brokers.”or National Distribution Center
