Flex-industrial asset trades hands, positioned for growth in the thriving South Fort Worth market
Dallas-Fort Worth, TX, April 1, 2025 — Colliers announced the sale of 7406 Mansfield Hwy, a newly delivered flex-industrial park in Kennedale, Texas, a key growth pocket within the South Fort Worth corridor. The transaction reflects sustained demand for modern, strategically located industrial assets across the Dallas-Fort Worth Metroplex.
The seller was represented by the Colliers team of Cody Payne, Senior Vice President; Michael Tran, Associate Vice President; Austin Edelmon, Senior Associate; and Nick Miller, Senior Associate.
“Investor demand in South Fort Worth is being driven by a combination of strong population growth, surging business activity and limited supply of new product in infill locations,” said Payne. “This property sits at the intersection of those trends, and we were pleased to guide a successful transaction that aligns with current market momentum.”
The project consists of 156,295 square feet across six buildings situated on 13.196 acres, completed in 2024. Designed to serve a wide range of small to mid-sized industrial users, the property offers 18- to 22-foot clear heights, 71 grade-level and two dock-high doors, and flexible configurations to accommodate multiple tenants. At the time of sale, the asset was 36 percent leased, presenting immediate upside through lease-up and potential site enhancements.
The site’s direct access to Interstate 20, Highway 287 and Loop 820 positions it well for last-mile distribution, light manufacturing and service-based industrial tenants. Continued residential and commercial development in the surrounding area has made South Fort Worth one of the most active leasing environments in the region.
