M2G Ventures Acquires 740k SF Light Industrial, Showroom and Retail Park in Dallas

Inwood Design Center’s Location Shines at the Center of the Design District & Brookhollow Submarkets 

M2G Ventures, a North Texas-based real estate investment and development company, acquired the 14-building 740,000-square-foot Inwood Design Center (IDC) at 1110 Inwood Road in Dallas.

Spread across a 38-acre site, IDC is a light industrial, showroom and retail park within a one-minute drive south of Interstate 35 and adjacent to the Inwood Road and Irving Boulevard interchange, making it highly visible and accessible from all directions.

“Located at the intersection of the Design District and West Brookhollow submarkets, IDC provides M2G an opportunity to continue our thematic approach to acquiring infill industrial assets on an institutional scale,” said Jessica Miller Essl, co-founder of M2G Ventures.

To the east of IDC is the Dallas Design District, a trade area experiencing a renaissance driven by creative uses, entertainment outposts and new multifamily, retail and office development, Essl added. To the west is the West Brookhollow submarket – one of the metro’s most infill and established industrial nodes for last-mile services.

The property’s close location to a variety of demand drivers creates a diverse and robust tenant demand pool, Essl said. IDC is within three miles of around 20,000 Class-A multifamily units, 17 million square feet of Class-A office, 12 million square feet of retail, 5,000 hotel keys, Dallas Love Field Airport and the Dallas Central Business District.

IDC is 93% leased with major tenants including Crate & Barrel, White Glove Storage and Delivery, Community Coffee, Neiman Marcus and Granimport USA.  The West Brookhollow submarket, in particular, is one of the most infill, established industrial nodes in the Metroplex with around 43 million square feet of inventory hovering around a 7% vacancy overall with market rent growth averaging about 7% annually over the trailing five years.

M2G’s planned project improvements include a complete repositioning with an emphasis on branding, art and signage. Among the improvements: upgraded building exteriors and storefronts, enhanced parking, new monument signage and environmental graphics, landscaping upgrades, enhanced lighting and public art throughout.

Inwood Design Center adds to the company’s continued success in the West Brookhollow submarket, including its flagship property, Proto Park, with “proto” meaning short for prototype, which sold to California-based Bendetti in 2024. Leasing momentum for M2G-developed properties continues in West Brookhollow. The company’s six-building Archetype at 3131 Irving Blvd., made for light industrial, flex, showroom and retail, currently has 5k to 25k SF available. Additionally, Woodall at 4919 Woodall St., is positioned for logistics, showroom, distribution, manufacturing or e-commerce for a single-tenant user with up to 50k SF available. The group continues to push the standards for what tenants should expect.

This transaction follows a flurry of activity for M2G in the past 90 days through M2G Ventures’ general partner equity fund, Grey Swan I. ALCO at 211 E. Alpine Road is a 50,000-square-foot mixed-use property in south Austin. Lewisville 121 is a 188,000-square-foot multi-tenant industrial park at 1590 and 1620 E. Northgate is a four-building 215,000-square-foot industrial complex at 10202 Miller Road, located off I-635 in Dallas’ Garland submarket.

M2G Ventures also sold a 241,004-square-foot 9.73-acre north parcel of its 1.1M SF Inbound on Inwood (IOI), the redeveloped former distribution center for Tuesday Morning.
