Former Inwood Design Center rebranded to Inwood Design District & Ace on Inwood
M2G Ventures, a Fort Worth, Texas-based real estate investment and development company, is beginning the redevelopment and repositioning of the 14-building 740,000-square-foot former Inwood Design Center at 1110 Inwood Road in Dallas. Located at the intersection of the Design District and West Brookhollow submarkets, the project was acquired by M2G earlier this year.
The rebranding introduces two distinct identities—Inwood Design District (IDD) and Ace on Inwood (Ace)—operating independently but harmoniously within a shared district. Construction is about to begin on the site, which will be known as IDD for light showroom and industrial and Ace for retail and restaurant. Completion is targeted for the end of 2025.
“This modern evolution takes the property from industrial to a premier mixed-use campus at a location that bridges the Design District and Brookhollow submarkets,” said Jessica Miller Essl, co-founder of M2G Ventures. “This is one of the most dynamic projects we have been a part of. We anticipate bringing both districts into their new lives. By creating two distinct projects under one collective vision, our team can create two best-in-market projects in their respective peer sets.”
M2G’s vision includes a full-scale repositioning focused on identity, placemaking and tenant experience. Project enhancements include upgraded façades and storefronts, curated branding and signage, enhanced parking, and layered landscaping. Visitors will encounter art in unexpected places—colorful visual moments, 3D illusions and interactive installations. These installations serve as visual landmarks, encouraging walkability and discovery throughout the site. Public art is a key anchor in many of M2G’s projects.
The property’s close location to a variety of demand drivers creates a diverse and robust tenant demand pool, including home and design tenants, Essl said. IDD and Ace are positioned within a thriving urban corridor, surrounded by a high-density and high-income population. The project is within three miles of around 20,000 Class-A multifamily units, 17 million square feet of Class-A office, 12 million square feet of retail, over 20 million square feet of Southwestern Medical District, 5,000 hotel keys, Dallas Love Field Airport and the Dallas Central Business District.
Inwood Design District features 630,000 square feet of prime infill space with strong visibility along Inwood Road. Available spaces include 2,500- to 40,000-square-foot floorplates for showroom and light industrial users with up to 24-foot clear heights.
“IDD seamlessly integrates innovation, design and discovery,” Essl said. “We intend to further redevelop this asset, signaling a bold new chapter, one that showcases the possibilities when thoughtful design is applied to logistics, distribution, showroom and warehouse needs in a location where users truly want to be.”
Ace on Inwood, the 109,233-square-foot retail district facing Inwood Road, introduces walkable, highly visible spaces designed for destination-worthy tenants. With spaces ranging from 1,193 to 6,000 square feet, Ace is positioned for restaurants, retail, services, wellness and boutique concepts, with a focus on home furnishing uses to complement the existing strong base in the area. Patio space and endcaps provide further opportunity for placemaking and activation.
“Ace on Inwood is more than a collection of spaces. It’s an opportunity to attract one-of-a-kind retailers in the heart of Dallas,” Essl said. “To be an Ace means leading with vision, taking bold risks, and being at the top of your game. And that’s exactly the caliber of tenant that we are attracting at Ace.”
M2G is known for many similar projects over the past 10 years. The Foundry District in Fort Worth, Texas, featured a creative repositioning of a warehouse district into showrooms, retail, food and beverage and creative office. Proto Park in Dallas, Texas, transformed a mid-century warehouse into a top-of-market industrial destination with a heavy emphasis on what users truly want. M2G has since exited both projects, which stand as a testament for the level of repositioning that will be seen at IDD and Ace.
The design team for the project includes Ibañez Shaw Architecture as architect, RSM Design for environmental graphics, Paper Kites Studio for landscape architecture, Katie Murray for art curation and Ramble Creative for branding.
