The Coop, a Memphis-based restaurant concept, has signed a lease for approximately 2,250 square feet at 1012 S. Main Street in Fort Worth’s South Main Village, taking over the former Brix Barbecue space. The lease marks the concept’s [first location in Texas / expansion into the Dallas–Fort Worth market]. Bailey Floyd, Vice President at Hatfield Advisors, represented The Coop in the transaction. Rachel Forslund and Jake Burns of The Retail Connection represented the landlord.
The Coop plans to open in Fall 2026. The concept will offer an upscale wing bar with craft cocktails and other offerings.
The building sat vacant after Brix Barbecue — a nationally recognized Fort Worth barbecue operation — served its final meal at the location on August 17, 2025. The turnkey restaurant infrastructure left in place, combined with the address’s established reputation as a dining destination, made the space a rare find in one of Fort Worth’s tightest submarkets.
South Main Village sits at the southern edge of Fort Worth’s Near Southside, a district that has drawn steady residential and mixed-use investment over the past decade. The corridor has become one of the city’s most active independent restaurant and retail clusters, anchored by walkable blocks between Magnolia Avenue and the Southside medical district. Retail availability along the corridor remains limited, with restaurant-ready second-generation space particularly scarce.
The Coop joins a tenant mix on South Main that includes Murray’s Irish Pub, The Cicada, and Down N Out, reinforcing the street’s position as a destination for locally owned food and beverage concepts.
Terms of the lease were not disclosed.
