Oncor Electric Plans Substation Project to Strengthen Grid in Southern DFW
WAXAHACHIE, Texas (Sept. 10, 2025) – Younger Partners brokered the sale of approximately 121 acres of undeveloped farmland in North Ellis County to Oncor Electric Delivery Company LLC for the construction of an electric transmission/distribution substation.
Younger Partners Senior Vice President Michael Ytem and Vice President Davis Willoughby represented the undisclosed seller in the transaction. Cushman & Wakefield’s Hanna Henley and Ryan Hoopes represented the buyer, Oncor.
The property, located in the southwest quadrant of Interstate 35E and West Sterrett Road, is approximately three miles north of Waxahachie with high-visibility frontage along I-35E. Land development is expected to begin as early as 2026.
“As North Texas continues to expand in all directions, Oncor’s acquisition will unlock the barrier to entry on several developmental fronts—both immediate and long-term,” said Ytem. “It’s further proof that the southern region of North Texas is still a strong contender for strategic growth and investment.”
Located within the North Ellis County submarket, the property offers an ideal location for Oncor’s plans to develop a new transmission and distribution substation to strengthen the electric grid to support continued growth across Southern DFW.
With Ellis County’s population projected to increase by more than 20% over the next decade, demand for both housing and supporting infrastructure is accelerating, according to data from RealPage, a provider of AI-enabled software platforms for the real estate industry.
The property’s accessibility to I-35E and proximity to Waxahachie make it a pivotal location for long-term investment, Willoughby added.
