An active shooter response training firm based in Arlington is expanding its office lease to keep up with growth.

Lethal Encounter is the brainchild of Cleo Jackson Jr., a Dallas native with more than 34 years of military and law enforcement experience. He recently returned from Houston, where he assisted with security strategies following Hurricane Harvey.

Lethal Encounter started as an on-site training program, but transitioned into office space last February. The firm provides active shooter response training for officers and tactical emergency medicine services and tactical combat casualty care for EMS professionals as well as a handgun course for carry licenses.

A U.S. Marine Corps veteran, Jackson’s background includes stints with the Dallas Security Division, Dallas Police Department and Federal Reserve Law Enforcement. He is an acknowledged expert in security consulting and risk management, including coordinating and planning missions for routes and venues for all types of events and public gatherings.

Now, eight months after signing its first office lease, Lethal Encounter LLC is significantly expanding its headquarters and training academy in Arlington Oaks Office Park.

The company has signed a renewal and expansion, totaling 3,636 square feet, at 201 Billings St. The new deal adds 1,825 square feet of operating space and one year onto the life of the long-term lease in Arlington Oaks. The firm will vacate 331 Osler St. as soon as renovations are completed on the new office space, which is being retrofitted with a reception area, administration space and a considerably larger classroom for tactical and handgun training courses.

“Lethal Encounter has been growing exponentially. We were fortunate enough to have an office suite that could accommodate the tenant’s immediate needs,” said Judy Nitzinger, vice president of Arlington-based Coldwell Banker Commercial Advisors DFW.

Target practice is done at another location. Kimdolyn Smith of Webb-Barton & Associates LLC represented the tenant, who will be moving across the park to a building with 2,426 sf of contiguous vacant space.

“Should they grow again, we can always accommodate them if the space is still available,” said Nitzinger, who represented the landlord, One Oak Over the Line.

The 13-building office park, totaling 95,274 square feet, is close to TX 360 and Abrams Street in central Arlington at a midway point between Dallas and Fort Worth for tenants and their clients. The park’s occupancy has increased to 64 percent, up 4 percent since September and 14 percent in the past year. Of the available openings, the largest is a 7,227-square foot office building at 205 Billings St.
