Senior living community planned for Mansfield

Real estate investment firm 2GR Equity LLC of Grapevine has formed a joint venture with Dallas-Fort Worth developer Rochester Group to build a 95-unit senior living facility across from Mansfield Methodist Medical Center in Mansfield. The 73,344-square-foot Rochester Springs Assisted Living and Memory Care Facility will consist of 51 assisted living units and 44 memory care units. Located on 3.09 acres, the property is in the northeast quadrant of East Broad Street and Matlock Road. This is the second investment in the past year 2GR Equity has made in the development of a senior living community in Texas and the 12th transaction closed by the firm since its formation in March 2011, according to a company news release. The firm has now provided joint-venture equity on commercial real estate transactions representing $95 million in total capitalization. “Everyone knows the senior living market is frothy right now,” said 2GR Equity principal and co-founder David Gregory. “However, success can still be found in a product type like this if you have the right team assembled who knows how to execute the business plan and, of course, the right location in the right market. We feel we have all of those aspects working for us on this transaction.” Three Living Architecture of Dallas designed the Rochester Springs community. Dallas-based 12 Oaks Senior Living will be responsible for managing the facility.
