All Points of Texas has re-upped 51,200 square feet of headquarters and warehouse space in Trinity West Business Center, keeping occupancy at 100 percent in the two-building project in the Upper Great Southwest Industrial District in Grand Prairie.
The full-service moving company is the largest tenant in Trinity West, occupying 62 percent of Building B and 36 percent of the entire 140,800-square foot project at 2450 114th St. in Grand Prairie. The business park is owned by OMO Investment Co. Trust.
“This is an entrepreneurial owner who values occupancy and incentivized the renewal,” said Jim Ferris, vice president of Dallas-based Bradford Commercial Real Estate Services. He and Michael W. Spain, executive vice president and managing partner, represent the local landlord.
All Points of Texas is the official moving company of the Dallas Stars and provides relocation and logistics services for military, corporate and residential markets, including storage and warehousing. In addition to Grand Prairie, the company also has warehouses in Fort Worth and Houston and is an authorized agent for Atlas Van Lines, an 800-member network spanning 140 countries.
The tenant’s parent company, Vigilant Management Inc., is marking its seventh year in Trinity West, where it began with 12,800 square feet and expanded to 51,200 through the years. Bill Biesel of Biesel Commercial Real Estate was the tenant representative for the renewal talks.
Trinity West Business Center’s shallow-bay, front-load buildings have been fully leased for more than one year. Design features include sprinkler systems, 24-foot clear height and dock-high doors, some with ramps.
“Trinity West is a good value in the Upper Great Southwest,” Ferris said, “and its buildings have stayed well leased even with the last development cycle, which is a validation of the owner’s entrepreneurial strategies.”
