Carter Business Center lease reflects demand in south FW

Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Multi-Shot LLC has renewed its lease for 30,348 square feet in Carter Business Center, 7821 Will Rogers Blvd. in Fort Worth.

The renewal comes as industrial vacancies in south Fort Worth are near an all-time low, according to Nick Talley of Bradford Commercial Real Estate Services. Talley represented the landlord, TA Realty Associates Fund X LP, in the direct deal.

“The submarket’s vacancy of less than 5 percent was clearly a factor in this renewal and others,” Talley said in a news release.

“Demand for industrial space in the submarket continues to stay strong and could force new development in the near future,” Talley said.

Multi-Shot, a Houston-based oil and gas firm, was the first tenant in Carter Business Center, which was developed in 2005 in the 950-acre Carter Business Park.

RICHLAND HILLS STARTS

WORK ON ACTIVITY CENTER

The city of Richland Hills has broken ground on The Link at Richland Hills, the city’s planned 26,500-square-foot activity center that is set to include a gymnasium, weight and cardiovascular workout areas, an indoor walking track, fitness studio, and arts and crafts classroom. The $9.6 million project, approved by voters in a Nov. 3, 2015, bond election, is expected to open in April 2017 at 6750 Baker Blvd.

Barker Rinker Seacat Architecture is the architect, and Byrne Construction Services is construction manager.

FW FIRM ARRANGES SALE

OF OKLAHOMA CITY BUILDING

The Fort Worth office of Marcus & Millichap Real Estate Investment Services has arranged the sale of Mid America Business Park, a three-story, 84,373-square-foot office building in Oklahoma City, according to Kyle Palmer, sales manager of the Fort Worth office.

Cody Payne, also with the Fort Worth office, marketed the property on behalf of the seller, a Fort Worth-based private partnership. The buyer is private investor. Ron Hebert of Marcus & Millichap’s Dallas office partnered with Payne on the sale. Tom Mann of the firm’s Tulsa, Oklahoma, office is Marcus & Millichap’s broker of record in that state.

“Occupied primarily by government service agencies, the asset has great cash flow and tremendous upside potential,” Hebert said in a news release. “We received multiple offers on the property from buyers from throughout the investment spectrum.”

The U.S. Department of Veterans Services, one of the property’s anchor tenants, recently signed a 20-year lease, Payne said.

The veterans agency and CNI Administration Services anchor the property and represent about 65 percent of its gross leasable area. Other tenants include AAR Services, Deaconess Home Care and Edward Jones.
