Fourth tower at CityLine completed

KDC has completed the fourth office tower at the developer’s CityLine mixed-used project in Richardson.

The new tower will be occupied by State Farm and employees are in the process of moving into the 500,000-square-foot facility. State Farm now occupies 2.1 million square feet of office space at CityLine.

“The completion of the fourth tower anchors the east side of Plano Road and creates the critical mass for a vibrant and accessible new urbanism environment,” said Walt Mountford, executive vice president, KDC. “Started just over three years ago, CityLine has become a standout location for the modern-day employee and resident.”

Construction of Four CityLine, located at the northeast corner of State Street and N. Plano Road across from the other three office towers occupied by State Farm, started in July 2014. The fourth tower consists of a 12-story office building situated above a five-level parking structure with approximately 30,000 square feet of ground floor retail.

Construction of CityLine’s other three office towers began in April 2013 as part of the initial development phase. The Class A office buildings consist of a 13-story building, 15-story building and 21-story building. KDC topped out the first three office towers in July 2014, only 16 months after the start of construction. Each building is situated above a five-level parking structure with more than 92,000 square feet of retail, restaurant and entertainment options integrated into the base of the towers.

CityLine now includes the four office towers occupied by State Farm; a 489,000-square-foot office complex for Raytheon; nearly 50 dining and retail service options, including CityLine Market, with Whole Foods as the retail anchor; 1,000 apartments with another 1,000 under construction; a 148-room select service Aloft Hotel scheduled to open early next year; a wellness office building anchored by Texas Health Resources, Children’s Health, and a fitness center; and a centrally located urban plaza designed by Office of James Burnett (OJB), the landscape architect of Dallas’ Klyde Warren Park. A 3.5 acre park with trails is now open and four large public sculptures by renowned artists will be installed this fall. CityLine is a transit-oriented development with direct access to two major highways and has its own DART Rail station.

At full build-out, CityLine will contain five million square feet of office space, 3,925 multi-family residential units, more than 60 dining and service retail options, two hotels and two parks with access to regional hike and bike trails. Approximately 30,000 people are expected to live and work at CityLine.

Austin Commercial is the general contractor and Corgan Architects is the shell building and interiors architect for the four office towers. Kimley-Horn is the civil engineer; Telios is the mechanical engineer and L.A. Fuess is the structural engineer.

Bankers Life and Casualty Co. has leased 5,719 square feet of office space at 501 President George Bush Highway in Richardson from Custer Property LLC. Cribb Altman of Cushman & Wakefield represented the tenant.

Vision Service Plan has leased 3,094 square feet of office space at 5700 Granite Parkway in Plano from Granite Properties. Natalie Snyder of Cushman & Wakefield represented the tenant.

IHS Towers has leased 3,214 square feet of office space at 2101 Cedar Springs Road in Dallas from Rosewood Court LLC. Travis Boothe and Dan Harris of Cushman & Wakefield represented the tenant, with Haley Collard of RPC Realty representing the landlord.

Providence Interests LLC has leased 1,808 square feet of office space at 5956 Sherry Lane in Dallas from Sherry Realty Holdings LP. Clint Madison and Ward Eastman of Cushman & Wakefield represented the landlord, with Travis Boothe of Cushman & Wakefield representing the tenant.

Lexington Realty Trust has leased 3,092 square feet of office space at 12400 Coit Road in Dallas from American National Insurance Co. Layne Mayfield and Rodney Helm of Cushman & Wakefield represented the landlord.

The Money Source Inc. has leased 8,285 square feet of office space from Hay Group Holdings Inc. c/o Korn/Ferry International at 5001 Spring Valley in Dallas. Charlie Beck and Mike Wyatt of Cushman & Wakefield represented the landlord. Brian Wilson of Cushman & Wakefield represented the tenant.

Goodnight Water Solutions LLC has leased 8,396 square feet of office space at 5910 North Central Expressway in Dallas from CPUS Premier Place LP. Dan Harris of Cushman & Wakefield represented the tenant.

Modoma Health Systems LLC has leased 11,141 square feet of office space at Galleria Parkway, Suite 120 in Farmers Branch from CH Realty VI/MF. Modoma Preston Knowlton and Chris Hillman of Cushman & Wakefield represented the tenant.

Waterview-Westward LLC and Renal Treatment Centers-SE has leased 8,554 square feet of office space from Interra-Waterview LLC at 270 E. Highway 67 in Duncanville. John Fancher and Shannon Johnston of Cushman & Wakefield represented the landlord.

QT Technologies LLC has leased 9,049 square feet of office space from Par Capital-Westwood LLC at 1801 Royal Lane in Farmers Branch. Mark Collins, Dean Collins and Shannon Johnston of Cushman & Wakefield represented the tenant.

Krebs Farley has leased 2,937 square feet of office space at 2301 W. Plano Parkway, Suite 200 in Plano from Griffin Partners Inc. Layne Mayfield, Trey Smith and Johnny Johnson represented the landlord.
