Fort Worth-based firm M2G Ventures has made a move into Dallas.
M2G Ventures has announced Bogart on Ross, a mixed-use redevelopment of a former CAN Academy campus, located in the heart of Old East Dallas and close to the Uptown and Lower Greenville neighborhoods.
“The Dallas market is competitive, and we were fortunate to acquire an asset with good bones and in a great location with this recent acquisition,” said Susan Gruppi, M2G Ventures co-president. “We are excited to bring Bogart to the Old East Dallas submarket as we feel confident with the plans we have developed for repurposing, branding, and storytelling. It will be a project that is set apart from what is available in Old East Dallas and urban Dallas overall.”
M2G Ventures is working with Dallas-based MODUS Architecture to bring balance to the Brutalist architecture of the three-story, 50,675 square-foot building, which will undergo a complete exterior refresh to include significantly more windows, lighting, painted façade, ivy/greenery and refreshed main entry. New ground-level storefronts with an accompanying patio will accommodate a cafe.
An outdoor grove and community space will boast a sculpture garden with new hard- and soft-scape, including a retaining wall offering a haven from busy Ross Ave. Office employees will have access through a green space entry located in the rear of the building.
Future tenants can look forward to a new first floor lobby, high ceilings, smooth concrete floors, new stairway treatments, new lighting, common restrooms on every floor, tenant storefronts, second floor balcony, a restriped and resealed parking lot, and restricted/gated employee parking.
The project will have first class amenities throughout, including an energy room with onsite Pelotons and showers, an employee lounge for collaborating over coffee or wine, and a Zen library to tuck away for ‘heads down’ space. In addition, the abundant onsite surface parking makes it unique given its urban setting.
“The property will be a stunner,” said Jessica Miller, M2G Ventures co-president. “We are most excited about the museum-quality art that will be found throughout the building, the unique amenities and shared spaces we plan to offer, and the potential for an artist residency program. We named the building Bogart, as the art and vibe will be of Humphrey Bogart’s era.”
M2G Ventures has engaged Essl & Associates to handle project management. JLL will handle leasing of the space.

Spaces available for lease will range in size from 3,000 square feet to 9,000 square feet. Construction will be complete by the end of the first quarter in 2020.
