KDC and Fort Worth’s Fine Line Diversified Development have formed a joint venture to build a Class A build-to-suit office space on up to 60 acres in the Champions Circle mixed-use development in North Fort Worth.
Champions Circle is a 500-acre commercial mixed-use development anchored by the Marriott Conference Center Resort Hotel & Golf Club and Tanger Outlet Center. The available 60 acres is located just south of the Texas Motor Speedway in the southwest corner of State Highway 114 and Interstate 35 W. The land can accommodate 1.2 million square feet of office space.
“With the benefit of recently expanded major highways connecting Champions Circle to Dallas/Fort Worth Airport, downtown Fort Worth and other major regional destinations, the Alliance Corridor has experienced tremendous growth in the last 10 years. This includes many new businesses surrounded by single and multifamily residential communities served by one of Fort Worth’s top-rated school districts, as well as new retail, restaurant and entertainment options,” said Fine Line Diversified Development’s President and CEO Bill Boecker. “We have been actively developing Champions Circle’s master plan for 10 years, and the adjacent residential housing market just keeps booming. Now is the time to add office, and with KDC’s rich history of office development, we found the right partner to deliver the right product.”
The 4-star, 284-unit Marriott Resort Conference Center Hotel and Golf Club is a top business and leisure attraction of Champions Circle and is currently undertaking a $30-million-dollar renovation of the grand lobby, guest rooms, new signature restaurant, M-Club executive lounge, fitness center, pool area and multi-purpose outdoor event center. The Greg Norman designed golf course is adding a new feature, the area’s first BigShots Golf Range, a state-of-the-art golf entertainment concept similar to TopGolf.
“Champions Circle offers what companies are seeking more than ever in the market, a walkable, master planned community, that makes daily life more convenient and exciting for employers and their team members,” said Bill Guthrey, KDC senior vice president of land ventures. Working with Guthrey on the project is KDC’s Fort Worth market leader, Pete Van Amburgh. “Fort Worth continues to see a high demand for the mixed-use product and all the elements that come with it,” said Van Amburgh. “We are able to check several site selection boxes with housing options, excellent schools, a hotel with conference facilities, fiber-optic connectivity and a golf course, plus a mix of dining and shopping options right off of two major highways.”
