Near Southside welcomes $30M mixed-use development

Local officials and developers break ground on South 400 Apartments.

Fort Worth’s next mixed-use development basked in applause Thursday morning as officials welcomed South 400 Apartments to the neighborhood.

The $30 million, five-story project will offer 209 apartments and 2,600 square feet of ground-level retail space – including four live-work studio lofts – across from Broadway Baptist Church at Jennings and Broadway streets in the Near Southside area.

Construction is underway and is expected to reach completion in February 2017.

“The fact that we’re doing new developments that embrace work and play in the same location is a very positive thing for this area,” said District 9 Councilwoman Ann Zadeh, joining other community leaders for the Thursday groundbreaking ceremony.

Ventures Development Group LLC is developing the project, with Orix USA Corp. providing financing, Dallas-based JHP Architecture serving as architect, TPG Partners of Austin as landscape architect and Rampart Construction Co. LLC of Grapevine as contractor.

Ventures hired the multifamily division of Stream Realty Partners as project manager. Pre-leasing set to begin in the second quarter of 2016.

Ventures, whose other Fort Worth projects include the newly completed The Phoenix Apartments on College Avenue, owns South 400 and began construction in late June, only a few weeks after securing permitting from the city.
