New 275-unit development coming to Near Southside

More luxury multifamily units are coming to the Near Southside at the Southwest corner of Rosedale and Jennings.

Fort Worth-based The Hudgins Companies, who also developed the Mag & May project in the area, announced Dec. 17 they are building a 285-unit development at that location. The development will be a 7-story building with two stories of structured parking below, five stories of residential units, and a courtyard that spans the length of the project.

Using 13 different floorplans, each unit will be available in one of two different custom finishes.

“We are continuing on the platform started by our Mag & May development by providing housing options that are specifically designed to appeal to those that currently live, work, and play in Near Southside,” said Donald L. Hudgins Jr., principal and founder of the Hudgins Companies. “Continuous evolution of the multifamily product type has always been paramount for us, and we are excited to offer some amenities at this project that the market hasn’t seen before.”

The floorplan options will range from 465 square foot efficiency units and 580 square foot ground floor loft units, to 1285 square foot two-bedroom penthouse units with clear and unobstructed views of downtown Fort Worth. Each unit will feature the Dwelo smart home system which allows the resident to control their lights, locks, thermostats, perimeter and controlled access points, and more via their smart phone, LED lighting throughout each unit, a 1 GB fiber internet pipeline dedicated to the property itself and routed into each unit at a small premium less than half the cost of major internet providers. Kitchen finishes include birch cabinetry with integrated soft close door and drawer mechanisms, 3 cm quartz countertops, two different finish out options for each unit type. A few of the property-wide amenities include a 7th-floor rooftop lounge, interior courtyard, dog grooming facility, private workout rooms, and an arcade room with old-school favorites like Skee-ball & pop-a-shot basketball and a new state-of-the-art multisport simulator.

Construction on the new project is already underway, and the first units of the development are set to open in spring 2020, with construction completion slated for late fall 2020.

The Hudgins Group has selected Roscoe Property Management to perform the lease up and management of the project. Preleasing will begin 90 days prior to the completion of the first phase of units. During the preleasing of the property, prospective tenants will be able to take virtual reality tours of every unit type in both finish out configurations via the Oculus Quest system and virtual reality models of each floorplan.

Demarest and Rampart Construction are handling architecture and construction duties respecitvely for the project. They also handled the Mag & May project.

This will be the second multifamily project that The Hudgins Companies has brought to Fort Worth. Recently, the developer started preleasing for their project on Magnolia Avenue, Mag & May. The project will be completed in early spring of 2019, featuring murals on the stoops of each ground floor units, commissioned utilizing local Southside artists. The Hudgins Companies’ most recent project outside of Fort Worth, the 338-unit Rise community in Austin, was awarded 2016 property of the year by the Austin Apartment Association.
