Real Deals: 24 Hour Fitness in Fort Worth changes hands

A 24 Hour Fitness Sport in Fort Worth has been sold to a private, California-based investment group.

Alvin Mansour of The Mansour Group, part of Marcus & Millichap Real Estate Investment Services, represented the seller and procured the buyer. Terms of the sale were not released.

The property, at 6000 Quebec St. just west of the Loop 820-Jacksboro Highway intersection, is part of Landmark Lakes, a 228,000-square-foot shopping center anchored by Lowe’s and Best Buy.

COLLEYVILLE LOFTS SOLD

Capital Management has sold The Lofts in Colleyville to Colleyville Lofts Venture. The 43,000-square-foot building is located at 5232 Colleyville Blvd.

The three-story structure includes 30 apartments on its upper floors and commercial space on the ground floor occupied by Colleyville Family Medicine, an affiliate of the Baylor Scott & White Health Network.

The building is part of a 26-acre mixed-use development called The Village at Colleyville, launched by Realty Capital in 2002.

Mark Boone represented Realty Capital, with Bard Hoover of Marcus & Millichap Real Estate Investment Services representing the buyer.

ZENITH FREIGHT LEASES

GRAND PRAIRIE SPACE

Zenith Freight Lines LLC has leased 86,100 square feet of industrial space at Wildlife Commerce Park, Building 2, 715 Wildlife Parkway in Grand Prairie. The firm also has agreed to lease 341,120 square feet in Building 5 when construction is complete.

Zenith Freight Lines plans to use the property for furniture manufacturing and distribution.

CREA INVESTMENTS BUYS

3 OFFICE BUILDINGS

CREA Investments has acquired three office buildings in Las Colinas, Addison and Richardson.

CREA Investments, the privately held real estate investment services firm, acquired The Meridian in Las Colinas, The Belvedere in Addison and 2929 NCX in Richardson. Cushman & Wakefield has been hired to lease and manage all three properties.

The Meridian, with 100,359 square feet of office space, will undergo renovations to all corridors, restrooms and tenant lounge. Capital improvements also include adding spec suites on two prime floors. CREA Investments purchased the property because of what it calls its strategic location, convenient parking and value potential after renovation. Ward Eastman and Layne Mayfield of Cushman & Wakefield are representing the owner on all leasing transactions.

The Belvedere, with 141,180 square feet of Class A office space, will undergo renovations to corridors, restrooms and lobby. Clint Madison and Layne Mayfield of Cushman & Wakefield are representing the owner on all leasing transactions.

2929 NCX has 85,089 square feet of office space. Since it was sold, the lobby, corridors and restrooms have been renovated. Spec suites ranging from 1,500 square feet to 2,000 square feet are under construction. Layne Mayfield will represent the owner on all leasing, and Rebecca Cvar of Cushman & Wakefield represents the owner of all three buildings.

The acquisitions follow the merger of Cushman & Wakefield and DTZ, which closed on Sept. 1. The firm now operates under the Cushman & Wakefield brand.

120-UNIT COMPLEX

IN DALLAS SOLD

Quail Hollow Apartments, a 120-unit apartment complex in Dallas, has been sold to a private investor.

Terms of the sale were not released.

Stephen Crittenden of Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller, a limited liability company. The buyer also was procured by Crittenden.

“Quail Hollow Apartments needed an investor with experience stabilizing distressed ’80s assets,” Crittenden said in a news release. “The investor in this instance recognized the value of Quail Hollow and seized the opportunity to create another rehabilitated asset for their portfolio.”

Quail Hollow Apartments is located at 9666 Scyene Road. At the time of listing, its reported occupancy was 75 percent.

WESTMOUNT BUYS, RENAMES

COLONNADE APARTMENTS

Westmount Realty Capital has acquired the Colonnade Apartments, a Class A garden-style apartment property at 2815 Osler Drive in Grand Prairie. Westmount is rebranding the property as Westmount at the Colonnade.

The property features 192 living units on 11.19 acres. Federal National Mortgage Association financing for the acquisition was arranged by the Dallas office of Marcus & Millichap Real Estate Investment Services.
