Real Deals: Allegiance Title moving

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Allegiance Title moving to Commonwealth Center Allegiance Title Co. plans to relocate its Arlington office to Commonwealth Center in August. The Dallas-based title company has leased 2,587 square feet on the center’s first floor at 4200 S. Cooper St. The 35,917-square-foot office building is now 71.7 percent leased, with 10,176 square feet remaining on the second floor. The lease sees Allegiance relocate from its second-floor space at 3901 Arlington Highlands Blvd. “There are other office buildings in the area, but not right at the intersection of Cooper and [Interstate] 20,” said Judy Nitzinger of Coldwell Banker Commercial Alliance DFW in a news release. “Allegiance Title wanted location and first-floor space, which is what Commonwealth Center had to offer,” said Nitzinger, who represented the landlord, Hung Enterprises LLC, in the transaction. With the new lease, Nitzinger has backfilled the entire 3,993 square feet that Comerica Bank gave back last year when it downsized in the building. The Class B office building houses a mix of professional tenants, including Coldwell Banker Residential, Entrust Energy, Farmers Insurance Co. and the bank. Representing Allegiance Title in the transaction was Bailey Anderson of CBRE. Citadel Partners’ Jessen, Morse inducted Scott Jessen and Scott Morse, managing partners of Dallas-based real estate advisory firm Citadel Partners LLC, have been named Society of Industrial and Office Realtors designee members. The designation is given to what the Society considers the most knowledgeable, experienced and successful commercial real estate brokerage specialists. “We are proud and excited to be a part of the SIOR [Society of Industrial and Office Realtors] and to join this group of prestigious real estate professionals practicing around the world,” Jessen said in a news release. “Joining SIOR has been a goal of ours for a while and is something we consider important in order to advance our professional expertise,” Morse said. The Society of Industrial and Office Realtors is a professional commercial and industrial real estate association. It serves more than 3,000 members in more than 630 cities in 34 countries. Those eligible to apply for SIOR designation must meet specific revenue production requirements, industry tenure and be actively engaged as an industrial or office real estate professional. Citadel Partners specializes in corporate tenant and investment advisory services. SALES All Storage White Settlement Ltd. has purchased 156,660 square feet for an undisclosed price at 101 Jim Wright Freeway in Fort Worth, according to Xceligent Inc. Representing the seller, PDX Inc., in the transaction was John Casburn of Coldwell Banker Commercial Searcy Vasseur Group-Fort Worth. B&B Cockrell LLC has purchased 2,280 square feet at 3701 Cockrell Ave. in Fort Worth, according to Xceligent Inc. Representing the buyer in the $300,000 transaction was Transwestern-Fort Worth, with Chris Stewart of Coldwell Banker Commercial Searcy Vasseur Group-Fort Worth representing the seller, E&J Wilson LP. Clover III Properties LP has purchased 4,920 square feet at 5128-5136 W. Vickery Blvd. in Fort Worth, according to Xceligent Inc. Representing the seller, 109 Partners LLC, in the $375,000 transaction was Kirk Kelly of Transwestern-Fort Worth. LEASES Fastenal Co. has leased 9,625 square feet at Railhead Business Station, 500 Railhead Road in Fort Worth, according to Xceligent Inc.
