Real Deals: Alliance Architects to spearhead Trammell Crow addition

The Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm. Alliance Architects to spearhead Trammell Crow addition Alliance Architects Inc. of Richardson has been chosen to provide design services for a two-building speculative industrial project at Trammell Crow Co.’s 35/Eagle Business Park near the AllianceTexas development in far North Fort Worth. Buildings B and D, at 1,041,879 square feet and 548,495 square feet, respectively, are the latest planned additions for the 1.6 million-square-foot park on the northwest corner of Interstate 35 and Eagle Parkway adjacent to Fort Worth Alliance Airport. Alliance Architects has provided architectural design services for nearly 10 million square feet of industrial space for Trammell Crow in recent years. Alliance team members include Tom Maxwell, principal-in-charge, and Scott Franckowiak, project architect. Providing civil engineering design services is Halff Associates, with Brockette Davis Drake providing structural design services. Jordan Foster is general contractor.

VENTURE COMMERCIAL COMPLETES TWO TARRANT TRANSACTIONS John Zikos and Chris Booras of Venture Commercial Real Estate have sold a former Albertsons supermarket building in Mansfield, representing the seller, Dallas Retail Associates LP. The buyer, Walnut Creek Plaza LLC, was represented by D. Randall Stepp of Lincoln Property Co. and Nick Ibarra of Clear Fork Properties. The 59,297-square-foot anchor building is at 989 North Walnut Creek Drive in the Walnut Creek Village shopping center on the southwest corner of Walnut Creek and U.S 287. The building is 100 percent leased, occupied by Big Lots and an Urban Air Trampoline Park. The Mansfield property is the fifth of five former Albertsons stores to be sold across North Texas that were acquired by a partnership between Centennial Real Estate Co. and The Praedium Group operating as Dallas Retail Associates LP. Between 2007 and 2014, Venture represented the partnership in acquiring all five buildings. In a separate transaction, Zikos and Booras, as well as fellow Ventura representative Christopher Gibbons, represented Albertsons in the sale of a five-acre tract in Richland Hills to Wal-Mart. The property, at the southwest corner of Texas 26 and Rufe Snow Drive, will be developed for a Wal-Mart Neighborhood Market. Representing Wal-Mart Real Estate Business Trust in the transaction was Tom Hudson of The Tom Hudson Co.

DISNEY BROKERS $35M SALE IN MANSFIELD, FLOWER MOUND Disney Investment Group has brokered the approximately $35 million sale of two shopping centers in Mansfield and Flower Mound. The properties are Cross Timbers Village, at FM 1171 and Bruton Orand Boulevard in Flower Mound, and Mansfield Pointe, at U.S. 287 and Debbie Lane in Mansfield. David Disney and Adam Crockett of DIG represented the seller, an entity controlled by Direct Development and Thackeray Partners, in the Cross Timbers Village transaction. They also procured the buyer, a private entity whose identity was not disclosed. David Disney brokered the Mansfield Pointe sale between the seller, The Retail Connection, and the buyer, Inland Real Estate Acquisitions. SALES Velocis has purchased 138,000 square feet at Town Center Colleyville, 5605 Colleyville Blvd. in Colleyville, according to Xceligent Inc. Representing the buyer and seller, Colleyville Riverwalk LP, were Clay Smith and Lance Taylor of JLL-Dallas. VaV Investments has purchased 10,000 square feet for an undisclosed price at Silver Creek Corner, 7001 Confederate Park Road in Fort Worth, according to Xceligent Inc. Representing the buyer and seller, AE & SE Investments, in the transaction were Larry Jordan and Sarah Everett of Transwestern-Dallas. J&T Construction has purchased .68 acre at 204-206 Church St. in Grapevine, according to Xceligent Inc. Moore Matthews of KW Commercial-Southlake represented the seller, Jose del Pino, in the $260,000 transaction.

LEASES Cassidy Turley has brokered a 38,550-square-foot industrial lease in Fort Worth for Southside Trim, which installs factory and aftermarket car upgrades. The tenant will occupy space at CentrePoint 4 at 4300 Buckingham Road in CentrePoint Business Park. Representing Southside Trim in transaction negotiations were Blake Anderson and David Eseke of Cassidy Turley. Brio Direct Marketing has leased 9,000 square feet at Riverbend Building 19, 2507 Gravel Drive in Fort Worth, according to Xceligent Inc. The landlord, Halawa View Apartments, was represented in the transaction by George Jennings and Donnie Rohde of Holt Lunsford-Fort Worth. Texas C&D Amusement has leased 2,400 square feet at 2529 Minnis Drive in Haltom City, according to Xceligent Inc. Representing the landlord was Ed Runyon of WFR Properties.
