Real Deals: Arlington attracts hotel to entertainment district

Drury 

A new 268-room hotel is coming to Arlington’s entertainment district.

Transwestern has brokered the sale of a 9.24-acre tract zoned for mixed use in Arlington to Drury Development Corp. for a full-service hotel. The property, west of the Lincoln Square retail center, will include a 268-room Drury Plaza Hotel and an upscale restaurant. Senior Vice President Larry Jordan and Managing Director Steve Williamson of Transwestern’s Retail Services group represented the seller.

“Drury was drawn to the development opportunity in North Arlington due to the area’s tremendous growth, many amenities and extensive entertainment options that regularly draw hotel guests from more than 100 miles away,” said Jordan. “The Drury Plaza Hotel will be one of the first full-service hotels constructed in North Arlington’s entertainment district since the Arlington Convention Center Hotel was built on Ballpark Way nearly 20 years ago.”

The area around Arlington’s entertainment district has been seeing a lot of activity of late, including the groundbreaking for the new ballpark and work on the Texas Live! development.

SOUTHLAKE FIRM ACQUIRES

DALLAS OFFICE COMPLEX

Southlake-based United Development Co. has purchased the three-building Park Forest office complex at 3530 Forest Lane in Dallas and will revive the 48-year-old property with a new $10 million development.

United Development bought the property from BRI 1815 3530 LLC based in Miami. The office complex sits on four acres and includes a three-story 70,000-square-foot building flanked by two 10,000-square-foot buildings.

Plans include razing the two single-story buildings and using this portion of the property for a retail climate-controlled Lone Star Self Storage facility. The new facility will open next fall and offer 60,000 square feet of storage on three levels. Lone Star Self Storage is a family-owned and -operated self-storage acquisition, development and management company. It has been in business since 1994 and owns six facilities in Garland, Lewisville, Mesquite, Plano and Rowlett.

The three-story Park Forest building will remain as is and some of the tenants in the low-rise buildings will relocate there. Built in 1969, the building was renovated in 2015 and is 80 percent occupied. Demolition on the two buildings is expected to start in January.

Tom Strohbehn of Cushman & Wakefield represented the seller and United Development Co. was represented by William B. Adams of Falcon Realty Advisors. The lender is Southwest Bank of Fort Worth.

SOUTHLAKE STRIP CENTER

Barrett England, senior director, and Roger Smeltzer, principal/broker at Vision Commercial, recently completed three lease negotiations at 1125 Davis Blvd., Southlake Wood Plaza in Southlake. In all three deals, Vision Commercial represented the landlord and has achieved 100 percent occupancy at the Southlake Wood Plaza neighborhood strip center.

Spicar’s Taekwondo has signed to lease Suite 300, the center in-line space consisting of 3,159 square feet. The lessee was represented by James Keoughan, senior vice president at Briggs Freeman/Sotheby’s International Realty. Spicar’s Taekwondo opened last summer.

Mulino Ristorante Italiano has signed to lease Suite 450, the 1,811-square-foot east endcap. Mulino was self-represented and opened last summer as well.

Medi Weight Loss signed a lease to occupy the west endcap, Suite 100, consisting of 2,086 square feet. Medi Weight Loss was represented by Byson Battle, vice president with Colliers International, and expects to open this year.

DD Camp Bowie Property LLC has acquired a 34,828-square-foot property with a 6,003-square-foot building at 5805 Camp Bowie Blvd. in Fort Worth. Gary Vasseur of Vasseur Commercial Real Estate Inc. represented the seller, Intec Capital LLC. Matt McWilliams of MCM Real Estate Advisors LLC represented the buyer. The property is occupied by Edwin Watts Golf.

Oakridge West, a 6,300-square-foot retail property located at 2815 Fort Worth Highway in Hudson Oaks, has been sold, according to Kyle Palmer, regional manager of Marcus & Millichap’s Fort Worth office. Chris Gainey and Philip Levy of Marcus & Millichap’s Fort Worth office had the exclusive listing to market the property on behalf of the seller, a private investor. Levy and Gainey secured the buyer, a local investor and developer.

QuikTrip has purchased 9.25 acres at the southeast corner of Interstate 30 and Westmoreland Road in Fort Worth from Dallas County Hospital System for an undisclosed price, CBRE announced. David Glasscock at CBRE represented the hospital system in the sale.
