Real Deals: Arlington’s Viridian expands with neighborhood, parks

Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

North Arlington’s master-planned Viridian community is adding a neighborhood with 138 house lots along with four parks and model homes, the area’s developers announced in December.

The new Trinity Park neighborhood will feature a cluster of about 14 model homes and two of the four parks will have water frontage.

“Trinity Park in Viridian allows us to expand the array of homes and price points available in Viridian,” said Robert Kembel, general manager. “Plus, it adds to the number of custom properties in the community, of which we had been in short supply.”

Construction is beginning on a new model home park where builders will be showcasing 14-16 models.

Johnson Development Corp. and Tricon Capital Group Inc. earlier this year purchased the 2,083-acre site located just west of State Highway 360 along the Trinity River from Cross Harbor Capital Partners of Boston.

Presales in Trinity Park have begun and model homes are expected to be open in April 2017.

Viridian recently announced the expansion of homebuilders in the development to include Highland Homes and Grenadier Homes, joining eight other builders: CB JENI Homes, CastleRock Communities, David Weekley Homes, Drees Custom Homes, K. Hovnanian Homes, Normand Homes, Plantation Homes and Windmiller Homes. Custom builders include Glendarroch Homes, Struhs Builders and Village Homes. Pricing in Viridian begins in the $200,000s.

Before this latest neighborhood, 1,232 home sites had been developed in the project.

SOLD TO DALLAS GROUP

Villas del Sol Apartment Homes and Wedgewood Apartment Homes in Fort Worth have been purchased by a Dallas-based LLC.

Villas Del Sol, at 6100 Westcreek Drive, has 104 units, and Wedgwood Apartments, at 1969 and 2819 Walton Ave., has 118 units.

Al Silva, Mark McCoy and Ford Braly of Marcus & Millichap Real Estate Investment Services’ Fort Worth office represented the seller, a local private investment group. The buyer also was procured by Silva and his colleagues.

The new owner plans to renovate the properties.

TREEHOUSE APARTMENTS

IN ARLINGTON SOLD

Treehouse Apartments, a 16-unit complex at 1400 Cherry Drive in Arlington, has been sold to a private investor.

Boyan Radic, Doug Banerjee, Andrew Mueller, Ryan Hill and Andrew Hanson of the Fort Worth and Dallas offices of Greysteel commercial real estate investment services firm represented the seller and procured the buyer. The firm arranged the sale on behalf of RMC Consultants.

HOOD COUNTY MEDICAL BUILDING

SOLD TO ARLINGTON INVESTORS

An Arlington investment fund has acquired a fully leased office building adjacent to Lake Granbury Medical Center in Hood County.

The property, acquired by SkyWalker Property Partners, is located at 1308 Paluxy Road and is leased to Granbury Hospital Corp. and Air Evac EMS Inc. The 73-bed hospital’s administrative offices occupy 3,888 square feet of the 5,865-square-foot building. The medical helicopter service, which operates a helipad next door, occupies the balance.

The buyer of record is Walkon Properties LLC.

Nick Talley of Bradford Commercial Real Estate Services represented the local seller, Hezakiah Holdings LP.

Mother’s Milk Bank of North Texas has purchased 4,671 square feet at 7617 Benbrook Parkway in Fort Worth from Williams-Allen Holdings LLC. Jayson Williams of JL Williams Co. represented the buyer. Gary Vasseur of Vasseur Commercial Real Estate Inc. represented the seller.

Cancraft 3D has leased 8,461 square feet at 1450 Markum Ranch Road, Suite 110, in Fort Worth from Markum Business Park LLC. The firm, which specializes in commercial and residential wood carving and architectural mill work, is relocating from the Houston area. Dick Myers of Vasseur Commercial Real Estate Inc. represented the tenant. Julie Wilks of Ready Real Estate represented the landlord.

Magnolia Ave. MedSpa has leased 4,614 square feet at 1309 Washington Ave. in Fort Worth. Scott Lowe of Vision Commercial Real Estate represented the landlord.
