Real Deals: Boulevard 26 Storage sold

Marcus & Millichap announced the sale of Boulevard 26 Storage, a 33,607-square-foot self-storage facility and 8,500-square-foot retail center in Richland Hills, according to Kyle Palmer, regional manager and vice president of the firm’s Fort Worth office.

Brandon Karr and Danny Cunningham, both founding members of the Karr Self-Storage team in Marcus & Millichap’s Fort Worth office, represented the seller, a private partnership based in Austin, and the buyer, a real estate investment firm from Philadelphia that owns and operates storage facilities in 16 states.

The building was constructed in 1950 and converted in 2007 to self-storage. The property now has a state-of-the-art manager’s office and showroom, garage-style roll-up doors, personalized key-pad gated entry, 24-hour video surveillance, climate-controlled units and concrete driveways for boat & RV parking.

James Avery Artisan Jewelry, a Texas based family-owned jewelry retailer, has opened a retail location in Lake Worth at Lake Worth Towne Crossing.

“While searching for our next store location in Texas, we focused on strong and growing areas of the state. The city of Lake Worth is a vibrant market and our on-site visits confirmed the exciting opportunity our research indicated,” said Howell Ridout, James Avery vice president of real estate and development.

The store is under the direction of manager Monique Hobgood and is located at 6628 Lake Worth Blvd., Suite 100.

LEASES

Lee & Associates Dallas/Fort Worth has completed a new lease transaction for an 88,200-square-foot industrial space at 2520 Esters Blvd. in Grapevine.

Ken Wesson of Lee & Associates Dallas/Fort Worth represented the tenant, Communications Test Design Inc. The landlord, Valeo North America, was represented by Nathan Lawrence of CBRE.

Daikin Applied has leased 13,000 square feet of distribution warehouse space in Las Colinas Distribution Center 5, 3241-51 Story Rd. W., Irving, from Las Colinas AAA Investment LLC. Brian Pafford, senior vice president and managing partner of Bradford Commercial Real Estate Services, and Jason Finch, broker associate, represented the landlord. Kyle Espie, a Bradford senior associate, represented the tenant.

Rock Solid Funding has renewed 3,368 square feet of office space at 1704 Tennison Parkway, Colleyville. Erik Blais, vice president of Bradford Commercial Real Estate Services, represented the landlord in the direct deal.
