Real Deals: Chaparral Apartments in Fort Worth sold

Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Chaparral Apartments in Fort Worth has been sold to a limited liability company. The 134-unit property is at 6520 Red Sierra Drive.

John Barker, Alexander Skotarek, Daniel Burton and Trey McGhin of Marcus & Millichap Real Estate Investment Services’ Fort Worth office marketed the property on behalf of the seller, EB Real Estate Group LLC. The buyer also was represented by Barker.

LOAN TO FUND RENOVATIONS

OF SCENIC VISTA APARTMENTS

Westpoint at Scenic Vista apartment community has gained $25 million in refinancing from CBRE Group Inc.’s FHA lending platform.

The $25,164,600 refinancing loan was made to renovate the 264-unit property at 1200 Scenic Vista Drive in west Fort Worth.

Funding the loan was the U.S. Department of Housing and Urban Development’s Section 223(f), providing a 35-year, fixed-rate loan structure.

The complex with 132 one-bedroom units and 132 two-bedroom units was built in 2008.

Chad Ricks and Stephanie McFadden of CBRE originated the financing.

SALES

An 18-building flex portfolio at 525 Nolen Drive in Southlake has been sold to Southlake Flex Properties LLC. McGee and Associates and Unltd Providential Realty Partners represented the seller, Lago Del Sur LLC. Stephen Swann of Belfort Assets representing the buyer.

LEASES

Great Harvest Bread Co. has leased the 1,700 square feet at 1305 W. Magnolia Ave. for its first Fort Worth bakery cafe franchise. Will Northern of Northern Realty Group represented the landlord, M2G Ventures, with Brittney Freed representing the tenant.

FTZ has leased 7,644 square feet at Centerport Tech Bldg II, 4108 Amon Carter Blvd. in Fort Worth. Joe Rudd and Jeff Givens of Transwestern–Fort Worth represented the landlord.

VPA of Texas PLLC has leased 4,252 square feet of office space from Texas and Southwestern Cattle Raisers Association at 1301 W. Seventh St. in Fort Worth. Cribb Altman and Matt Heidelbaugh of Cushman & Wakefield represented the tenant.

Miller Waste has leased 206,000 square feet at Carter Distribution Center, 6901-6909 Snowden Road in Fort Worth. Matt McCarthy of Holt Lunsford represented the landlord.

Sara’s Secret has leased 2,005 square feet at Western Center Marketplace, 2730 Western Center Blvd. in Fort Worth. Troy Morgan and Jake Burns of Structure Commercial represented the landlord and tenant.

Zumba has leased 1,892 square feet at Northside Marketplace, 1908-1978 Ephriham Ave. in Fort Worth. William Roth of William Roth Co.-Dallas represented the landlord.

Swift Transportation has leased 1,718 square feet at Alliance Crossing, 2401-2421 Westport Parkway in Fort Worth. Mark Miller of Hillwood-AllianceTexas represented the landlord.
