Real Deals: Construction near completion at Highpoint on South Main

Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Construction continues at Highpoint on South Main, a 227-unit, 400,000-square-foot apartment community at 650 S. Main St. on Fort Worth’s Near Southside. The historic Coca-Cola building at the site is being preserved and incorporated into the six-story apartment project. Leasing begins in October, when construction is expected to reach completion. Addison-based KWA Construction serves as general contractor for developer Seneca Investment Co.

BUYS WEST 7TH PROPERTIES

Mitchell Asset Group Inc. has purchased two recently renovated office buildings at 201 and 213 Foch St. in Fort Worth’s West Seventh District. Both locations are anchored by Fort Worth-based commercial design firm Seitz Designs Ltd. Led by Dax T.S. Mitchell and Andrew Gi, the purchase represents Mitchell’s fifth area transaction this year. Gary and Nathan Vasseur of Vasseur Commercial and David Walters of CBRE represented the sellers, whose identities were not specified. Andy Rogers and Beth Thurman of Kelly, Hart and Hallman LP represented the buyer. Jason Vinson of Vista Bank provided lending services.

TABC RENEWS, EXPANDS

ARLINGTON OFFICE LEASE

The Texas Alcoholic Beverage Commission has expanded its presence in Arlington Downs Tower, the 87,411-square-foot office building at 2225 E. Randol Mill Road.

Expanding its space to 14,666 square feet, TABC becomes the tower’s largest tenant. The TABC signed a seven-year renewal and expansion, acquiring the remaining 1,290 square feet on the second floor for its Region 2 team, one of five statewide. The Region 2 office serves the Dallas-Fort Worth area as well as Tyler and surrounding areas.

The lease and other pending deals are expected to bring the tower’s total occupancy to more than 90 percent.

The Class B office tower houses 31 tenants.

Erik Blais and Richmond Collinsworth of Bradford Commercial Real Estate Services represented the landlord, J&F Investments GP, in direct talks with TABC and six other lessees, two of which are new to the local market, according to a Bradford Commercial news release. The deals total 22,671 square feet.

New tenants include Main Street Renewal LLC and Patient Care Intervention Center, which leased 3,161 square feet and 613 square feet, respectively.

Rounding out the new lessees are The Parks Group, 1,719 square feet, and Care Review Inc., 903 square feet, both renewals; Well Group Products, 1,018 square feet; and Harish Dand, a certified public accountant, 591 square feet.

MANSFIELD’S MILLENNIUM CENTER

GAINS NEW FITNESS BUSINESS

All Star Ninjas has leased the 7,500-square-foot space previously occupied by Cook Children’s Rehabilitation Services at the Millennium Center, 2000 Matlock Road in Mansfield.

Justin and Jennifer Lackey, owners of Utopia Fitness, leased the space for All Star Ninjas, a new youth fitness concept set to open in January. The fitness enterprise will feature warrior obstacle courses, personal training and boot camps for adults and children.

The now-fully-leased, 28,000-square-foot Millennium Center will be the flagship location for the new youth fitness concept.

Cindy Dao of Coldwell Banker Commercial Advisors DFW represented the California-based landlord, Carriere Holdings, in the direct deal.

DOCTORS BUY OFFICE SITES

IN 3 TARRANT LOCATIONS

Three physicians have purchased space in several new medical office buildings, according to Champions DFW Commercial Realty LLC of Southlake, which represented the physicians in the recent transactions.

Dr. Jerald Goldstein bought almost 6,000 square feet of a medical office pad site on almost three acres at 540 E. Southlake Boulevard in Southlake. Goldstein owns Fertility Specialists of Texas and plans to occupy 3,000 square feet and lease the rest.

Dr. Hamid Kamran bought two pad sites totaling nearly an acre at 2725 and 2735 Matlock Road in Arlington. Kamran plans to construct two medical office buildings. He will occupy one building, totaling about 5,000 square feet, and will lease the second building offering about 4,000 square feet.

Dr. Scott Bedichek purchased nearly a half acre at 3516 Golden Triangle Blvd. in Fort Worth. Bedichek’s periodontics practice will occupy 4,500 square feet, with an additional 1,500 square feet available to be leased upon build-out.

HEALTH CLINC SITE

IN MANSFIELD SOLD

Mansfield Family Clinic, a 3,822-square-foot, net-leased property at 501 E. Broad St. in Mansfield, has been sold to a limited liability company. Terms of the sale were not released.

Geoff Ficke of Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller, a partnership. The buyer, a limited liability company, also was procured by Ficke.

At the time of listing, Texas Health Resources occupied 100 percent of the property and had more than four years remaining on its double-net lease.
