Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.
CorePower Yoga and Drybar are the latest tenants confirmed for WestBend, Trademark Property Co.’s mixed-use development along the Trinity River and South University Drive in Fort Worth.
“CorePower Yoga and Drybar are two fresh and successful companies that fit well with the lifestyle needs we are working to meet at WestBend,” said Trademark CEO Terry Montesi, commenting in a news release.
CorePower Yoga offers climate-controlled studios, a retail boutique and spa-inspired changing rooms, among other amenities. The 4,079-square-foot studio will offer yoga classes for all fitness levels and is set to open in early 2016, next to HG Sply Co.
Meanwhile, Drybar will provide hair blowouts, updos and its own line of hair styling products and tools available for purchase. The WestBend location will occupy 1,809 square feet and is set to open in early 2016, across from Pax & Parker.
The new businesses will join The Fresh Market, East Hampton Sandwich Co., Zoë’s Kitchen and Silver Fox, among other tenants. Pax & Parker and Woodhouse Day Spa are expected to open by year’s end. HG Sply Co. and Tyler’s are expected to open in early 2016.
Redevelopment continues at WestBend, which includes new retail, restaurants and WestBend 2, an 81,150-square-foot building that includes The Fresh Market on the ground floor and 57,000 square feet of new Class A office space directly above. WestBend includes 278,000 square feet of retail, dining and office space.

METHODIST MANSFIELD OPENS
HEART CENTER, PATIENT TOWER
Methodist Mansfield Medical Center has opened the Amon G. Carter Foundation Heart and Vascular Center as it also celebrates a new 208,000-square-foot, 118-bed tower and expansion.
The $118 million patient care tower is located at the northwest portion of the 23-acre property at 2700 E. Broad St. in Mansfield and will offer 86 more patient rooms.
The expansion features advanced cardiac care, including catheterization and electrophysiology. The firm now offers 3D mammography plus comprehensive digital imaging technologies, four new gastroenterology suites, and 64,000 square feet of support services.
The new tower eventually will employ up to 200 medical professionals. It includes larger halls and doorways; heated massage chairs and curb-free showers with shower wands, grab bars and shower benches; and a direct nurse call system allowing patients to locate and call their assigned nurse, among other amenities.

Ozburn-Hessey Logistics LLC has leased the entire 100,500-square-foot Northpoint Trade Center Building II in Fort Worth, marking its sixth North Texas location.

As Northpoint’s newest tenant at 731 Eight Twenty Blvd., Fort Worth, Ozburn-Hessey has boosted occupancy to 94 percent in the 403,160-square-foot, four-building industrial project. The remaining vacancy totals 24,276 square feet.

SEVERAL INDUSTRIAL DEALS
SVN/Trinity Advisors of Fort Worth has closed several industrial transactions, with more to follow before year’s end, according to the firm.
Senior adviser James Blake got the ball rolling by selling the warehouse at 2405 Ludelle St. in Fort Worth to XS Sights System, which will occupy the 10,500-square-foot building. Blake represented the seller, Powerspoint Investments LLC. Tyler Trahant of The Trahant Co. represented the buyer.
Meanwhile, adviser Carl Brown has leased out three spaces in Beach Conner Industrial Park along Beach Street near downtown. Surgidental signed a two-year lease for 3,600 square feet of the space. The second space covers 7,200 square feet and was leased to Delta Structural Tech for a one-year term. The third space, covering 3,600 square feet, was leased to Munoz Furnishings for a one-year term.
Brown also leased 3,000 square feet of industrial warehouse space at 801 Secretary Drive in Arlington to HD Foundation for a three-year term.
Meanwhile, adviser Clint Montgomery has leased out 1,120 square feet of space in a Carrollton industrial complex at 2910 Belmeade Drive to House of Cars Inc. for a term of three years and one month. Montgomery also manages the space.
