Real Deals: Energy firm takes big downtown office lease

TEP Barnett USA LLC, a division of the French oil and gas company Total E&P, has leased 20,752 square feet of Class A sublease space on the 37th floor of 777 Main St., the 40-story high-rise in downtown Fort Worth.

The full-floor lease runs through December 2023. The office will serve as a regional hub for Houston-based TEP Barnett USA, a division of Total E&P. The company late last year acquired 75 percent of the Barnett Shale assets from Chesapeake Energy Corp.

TEP Barnett has moved into fully furnished space previously occupied by Trinity River Energy LLC. Erik Blais, vice president of Dallas-based Bradford Commercial Real Estate Services, and Nick Talley, senior vice president and managing partner, represented the sublessor in direct negotiations with TEP Barnett.

“This was a great opportunity to lease an entire floor with a top-of-the-line finish-out that was ready for immediate occupancy,” said Blais.

The Bradford team is seeking a sublessee for the 36th floor, totaling 21,328 square feet.

The building, totaling 955,000 square feet, is a LEED Silver design and Energy Star-rated. It has three parking garages and is close to the Trinity Railway Express station.

“TEP did look around a little bit on its own, but they needed to be in quickly,” Blais said. “Our space was a perfect fit, down to the finish-out.”

The lease comes just as crude oil and natural gas drilling and development in Texas has begun a new cycle of expansion, according to the latest Texas Petro Index (TPI), which saw its fourth straight monthly increase in March.

“Economically speaking, the TPI data indicate that when oil and gas industry gathers in Wichita Falls in late April for the annual meeting and exposition of the Texas Alliance of Energy Producers, they will be meeting during a time of industry expansion for the first time in three years,” said Karr Ingham, the economist who created the TPI and updates it monthly. “This is the first time these guys have had the wind at their backs since 2014.”

JLL CONSOLIDATES STAFF

JLL has consolidated several business lines into a new downtown Fort Worth office and has also grown its Rail Practice Group.

The company’s new 17,400-square-foot Fort Worth corporate office, located in Wells Fargo Tower at 201 Main St., Suite 500, merges the established JLL Fort Worth team with the recently acquired Integra affiliate. More than 40 professionals and support staff will work at the new location to provide tenant representation, industrial, investment sales and financing, agency leasing, appraisal and capital markets services.

JLL’s Rail Practice Group has also relocated to a new office at Centerport, 4200 Buckingham Road in Fort Worth. The team has also increased to 44 members to meet growing client demand.

JLL’s Project and Development Services team was assigned to design and build out the new offices. Each was completed within 10-week timeframes. The new downtown office includes a balcony that overlooks Sundance Square, a large conference room, two kitchens and a large breakout area for team meetings.

Pratt & Whitney has leased 50,500 square feet at 2800 Avenue E in Arlington. The tenant was represented by Mark Collins, Dean Collins, Gary Collett, and Shannon Johnston of Cushman & Wakefield-Dallas. Michelle Hudson of Hudson Peters Commercial represented the landlord.

General Motors Finance Co. Inc. has leased 46,228 square feet at Bardin Pointe, 1351 E. Bardin Road in Arlington. Rick Hopwood of Hopwood Commercial Real Estate represented the tenant. Theron Bryant and Casey Tounget of Coldwell Banker Commercial Advisors–DFW represented the landlord.

GM Financial has also leased 17,546 square feet at Brookhollow Two, 2221 E. Lamar Blvd. in Arlington. Bryan Graham of CBRE–Arlington represented the landlord.

Texas Family Fitness has leased 13,595 square feet at Sam Moon Center Fort Worth, 9100-9180 North Freeway in Fort Worth. Brandon Trimble and Andrew Sudderth of The Retail Connection represented the landlord.

Jim Ross Law Group PC has leased 7,782 square feet at Brookhollow Two, 2221 E. Lamar Blvd. in Arlington. Bryan Graham of CBRE–Arlington represented the landlord.
