Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Fort Worth senior community completes construction

Reserve at McAlister senior-living community is open for occupancy in Fort Worth after construction was recently completed.

General contractor KWA Construction of Dallas began work last fall on the development, which is open to people 55 and older. The property is located at 432 McAlister Road.

The 107,000-square foot, 124-unit project from Ohio-based developer Miller-Valentine Group was designed by Kelly Grossman Architects to meet the needs of independent adults.

“For our project team, the goal was to build quality apartments with many high-end amenities and deliver an independent lifestyle to the mature market of Fort Worth,” said Chris Applequist, senior developer of the Southwest region at Miller-Valentine Group, commenting in a news release.

KWA Construction specializes in multifamily construction and has overseen several area senior-living projects, including Hillside West in Dallas and Heritage Village in Hurst.

GOING UP AT DFW AIRPORT

Construction continues on DFW East Logistics Center, a three-building speculative project expected to leverage industrial vacancy in the Dallas Fort Worth International Airport submarket.

Bradford Commercial Real Estate Services and its Los Angeles-based investment partner are developing the project and its 18-acre tract on the airport’s east side, where current industrial vacancy is less than 10 percent.

The LEED-designed project is adding 259,555 square feet of Class A industrial space in single-story structures with 24- and 32-foot clear heights. LEED facilities denote those meeting standards set by the U.S. Green Building Council for Leadership in Energy and Environmental Design.

“We expect DFW East to be 40 percent to 60 percent leased when it delivers in the second quarter and fully leased by the end of 2016,” said Joe Santaularia, a vice president with the Dallas-based brokerage firm, commenting in a news release.

Santaularia and colleagues Brock Wilson and Brian Pafford are leasing the shallow-bay buildings, each with a West Walnut Hill Lane address. The smallest structure totals 43,636 square feet and the largest is 161,782 square feet. The third building covers 54,137 square feet.

IRVING APARTMENTS SOLD

Pebblebrook apartment property at 2200 William Brewster Drive in Irving has been sold to a limited liability company.

Terms of the sale were not released.

Nick Fluellen, Bard Hoover and Robert Denninger of Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller, a partnership. The buyer also was procured by Denninger.

Sitting on about 1.74 acres, the Class C property was constructed in 1964. It features five two-story buildings with 60 one-bedroom and one-bath units, each with 540 square feet.

Dividia Technology has leased 3,695 square feet at Mira Vista Commons, 6000-6100 Southwest Blvd. in Benbrook. Bill Behr of Transwestern-Fort Worth represented the landlord.

Sci Fi Factory has leased 3,039 square feet at Gateway Station, building A, 12848 South Freeway in Burleson. Jeffrey Warwick of Weingarten Realty Investors-Houston represented the landlord.

Wireless PCS TX LLC has leased 1,750 square feet at Burleson Town Center, 811 Northeast Alsbury Blvd. in Burleson. Ethan Slavin of JAH Realty LP represented the landlord.

Higgins Salon has leased 1,990 square feet at 925 W. Mitchell St. in Arlington. Michael Huge of Huge Real Estate Advisors represented the landlord.
