Real Deals: Francesca’s to open in Sundance Square

Francesca’s, one of the fastest growing specialty retailers in the United States, is scheduled to open in Sundance Square next spring. Francesca’s will be located at 400 Commerce St., next to Del Frisco’s Grille.

Francesca’s will occupy more than 1,400 square feet of space designed to feel like an upscale boutique. The retailer is known for high-quality apparel, jewelry, accessories and gifts at affordable prices. Its customer base is primarily fashion-conscience women.

EL RANCHO UNITS REFINANCED

Greysteel, a national commercial real estate investment services firm, has arranged permanent financing for the refinance of El Rancho Escondido, a multifamily property located in Fort Worth, on behalf of a local investor.

The 10-year, non-recourse loan, provided by an agency lender, features a fixed rate and two years of interest-only payments. The transaction was negotiated by Greysteel Senior Director Anton Mattli and finance associates John Marshall Doss and Zach Ghormley, who are all based in the company’s Dallas and Fort Worth offices.

El Rancho Escondido, built in 1967, has 152 units and is located at 2840 Las Vegas Trail.

“The borrower has done an outstanding job improving the property’s performance, allowing the borrower to fully cash out their initial investment and capital expenditures after just 1.5 years of ownership,” said Mattli. “Greysteel was able to negotiate a non-recourse, 10-year loan at 4.3 percent with two years of interest only and no escrow requirements.”

MONGOLIAN GRILL LEASE

Chan’s Mongolian Grill in North Richland Hills has extended its lease at The Crossing Shopping Center. Tony and Bonnie Chan, owners of the family-operated business for more than 15 years, say they expect to continue serving the healthy offerings and unlimited portions at the restaurant.

“We are excited to continue our relationship with Chan’s Mongolian Grill as they have been a wonderful restaurant operator,” said Liam Logan, Henry S. Miller Retail Division broker. “I think they deliver the best value for dining out in Dallas/Fort Worth.”

Other tenants at The Crossing Shopping Center include Kohl’s, Kroger, Aquatots, Mint Dentistry, and several national restaurants such as McAllister’s, Red Hot & Blue and Christina’s Mexican.
