FW firm to operate 1 of 4 senior communities after sale

Four U.S. Memory Care communities, including ones in Colleyville and Plano, have been sold to an unnamed investor.

Cody Tremper and Mike Garbers of Greystone Real Estate Advisors represented the seller in the transaction.

Each assisted-living community features 70 memory-care units and 75 beds, with the portfolio rounded out by properties in Cedar Park north of Austin and in Houston. Each community encompasses about 60,000 square feet on about 4.7 total acres.

Sagora Senior Living of Fort Worth will operate the Colleyville property, and Silverado will assume management of the Cedar Park, Houston and Plano facilities.

“Greystone canvassed the market to find the best buyer for this portfolio and connected us with best-in-class operators in Sagora and Silverado, in order to continue to provide the high quality service that our residents have come to expect,” said Jeff Jones, chairman, U.S. Memory Care, commenting in a news release.

WINDEMERE APARTMENTS

IN ARLINGTON SOLD

Windemere, a 60-unit apartment community in Arlington, has been sold by a limited liability company to another LLC. Terms of the sale were not disclosed.

Nick Fluellen, Bard Hoover and Evan Burke of Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller. Fluellen, Hoover and Burke also procured the buyer.

“The new owner has an outstanding opportunity to implement unit enhancements in the remaining classic units, which could result in significant rental premiums and grow the long-term income potential of the property,” said Burke, noting that more than 55 percent of unit interiors have been renovated.

More than $100,000 in exterior and interior upgrades have been made since 2012. The apartment building was constructed in 1980.

INVESTORS BUY OFFICE BUILDING

IN ARLINGTON, PLAN UPGRADES

Bardin Square Investors Ltd. plans to sink more than $600,000 in renovating a downtown Arlington office building it recently acquired.

Boasting a bi-level design, the property at 801 E. Border St. features about 12,000 square feet of office space on the second floor. Only three of the 12 offices are occupied. The tenants will be relocating by month’s end.

The building will be marketed to as many as four tenants, according to Renee Efimoff, vice president of Coldwell Banker Commercial Advisors DFW, who represented the local buyer.

Work will begin in early February, with exterior upgrades including a new roof and monument sign, as well as LED lighting, benches and planters.

Jones Commercial Interiors of Dallas is leading the design team.

The property had been for sale more than two years. The seller’s decision to reduce the price attracted the local investment group. Jordan Foster of Peyco Southwest Realty represented the seller, Snowden Family Properties LLP.

Miller Distribution Inc. of Fort Worth has sold a 109,884-square-foot industrial building at 1701 Pharr St. in Fort Worth to GT Moving and Rigging Inc. Jeff Givens and Leland A. Prowse IV of Transwestern represented the seller.

GT Industrial Properties Inc. has sold a 42,000-square-foot industrial building at 108 S. Freeway in Fort Worth to FW 108 S. Freeway Investors LP. Sarah LanCarte of Transwestern represented the buyer.

B2 Investments LLC has sold 3.08 acres at the southeast corner of the Interstate 35W service road and Pit Stop Lane in Northlake to Clear Creek Acquisitions LLC. Lester Day, Amber Calhoun and Trey Neville of Transwestern represented the seller.

BFH 113th LP has sold a 22,017-square-foot industrial building at 2729 E. Loop 820 S. in Fort Worth to Cantwell Industries. Jeff Givens and Todd Hawpe represented the buyer.

Placido Huerta has sold a 51,400-square-foot industrial building at 620 Bedford St. in Dallas to Eco View Homes LLC. Trey Neville and Amber Calhoun of Transwestern represented the seller.

Julie Ann Rosenthal has sold a 1,950-square-foot office building at 4008 W. Vickery Blvd. in Fort Worth to Kory Cummings. Grant Huff, Jack Huff and Kyle Poulson of Transwestern represented the seller.

A 3,600-square-foot office space at 13960 U.S. 377 South in Benbrook has been sold. Eric Goodwin of Champions DFW Commercial Realty LLC represented the owner in the transaction. The owner plans to open a business on the five-acre tract.

Malin USA has leased 29,417 square feet of industrial space at Mercantile Center, 4770 Mercantile Drive in Fort Worth, from Mercantile Partners LP. Bill de la Chapelle and Sarah LanCarte of Transwestern represented the tenant.

Dynevor Express Inc. has renewed its lease for 12,000 square feet of industrial space in Berry 820 Business Park 1 at 5874-5880 E. Berry St. in Fort Worth from Berkeley Capital Trust. Sarah LanCarte of Transwestern represented the tenant.

Action Gypsum Supply has leased 30,000 square feet of industrial lease at 1005 Blue Mound in Fort Worth from Hilzer Family Trust. Sarah LanCarte of Transwestern represented the landlord.
