FW firm to operate 1 of 4 senior communities after sale
Four U.S. Memory Care communities, including ones in Colleyville and Plano, have been sold to an unnamed investor.
Cody Tremper and Mike Garbers of Greystone Real Estate Advisors represented the seller in the transaction.
Each assisted-living community features 70 memory-care units and 75 beds, with the portfolio rounded out by properties in Cedar Park north of Austin and in Houston. Each community encompasses about 60,000 square feet on about 4.7 total acres.
Sagora Senior Living of Fort Worth will operate the Colleyville property, and Silverado will assume management of the Cedar Park, Houston and Plano facilities.
“Greystone canvassed the market to find the best buyer for this portfolio and connected us with best-in-class operators in Sagora and Silverado, in order to continue to provide the high quality service that our residents have come to expect,” said Jeff Jones, chairman, U.S. Memory Care, commenting in a news release.
WINDEMERE APARTMENTS
IN ARLINGTON SOLD
Windemere, a 60-unit apartment community in Arlington, has been sold by a limited liability company to another LLC. Terms of the sale were not disclosed.
Nick Fluellen, Bard Hoover and Evan Burke of Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller. Fluellen, Hoover and Burke also procured the buyer.
“The new owner has an outstanding opportunity to implement unit enhancements in the remaining classic units, which could result in significant rental premiums and grow the long-term income potential of the property,” said Burke, noting that more than 55 percent of unit interiors have been renovated.
More than $100,000 in exterior and interior upgrades have been made since 2012. The apartment building was constructed in 1980.
INVESTORS BUY OFFICE BUILDING
IN ARLINGTON, PLAN UPGRADES
Bardin Square Investors Ltd. plans to sink more than $600,000 in renovating a downtown Arlington office building it recently acquired.
Boasting a bi-level design, the property at 801 E. Border St. features about 12,000 square feet of office space on the second floor. Only three of the 12 offices are occupied. The tenants will be relocating by month’s end.
The building will be marketed to as many as four tenants, according to Renee Efimoff, vice president of Coldwell Banker Commercial Advisors DFW, who represented the local buyer.
Work will begin in early February, with exterior upgrades including a new roof and monument sign, as well as LED lighting, benches and planters.
Jones Commercial Interiors of Dallas is leading the design team.
The property had been for sale more than two years. The seller’s decision to reduce the price attracted the local investment group. Jordan Foster of Peyco Southwest Realty represented the seller, Snowden Family Properties LLP.
