Real Deals: FWISD breaks ground on $55.8M Terrell renovation

Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

I.M. Terrell School has entered a new phase, with the historic campus set to house the Fort Worth Independent School District’s Visual and Performing Arts Academy and Science, Technology, Engineering and Math Academy.

Fort Worth school officials on broke ground March 4 at the campus at 1411 I.M. Terrell Circle S., currently an elementary school. The first students in the high school academies are expected to begin classes there in August 2017.

When operating as a high school during the era of segregation, I.M. Terrell was the city’s all-black public high school.

The $55.8 million in renovations are funded with bonds approved by voters in the school district’s 2013 capital improvement program.

“This design is cutting edge and incorporates all the thoughts and ideas of all our stakeholders,” said Jacinto Ramos Jr., school board president, at the groundbreaking.

The new campus design incorporates both the existing buildings and new elements to create what district officials call a new “sense of place.”

The new building will encompass about 65,000 square feet split between two levels. The main auditorium and stage occupy the center of the building, with about 300 seats in the balcony and 600 on the floor.

The existing I.M. Terrell building underwent extensive renovations in 2007. Its auditorium will remain unchanged, except for lighting and sound system upgrades.

The arts and sciences academies will serve grades 9 through 12, with grades phased in starting with ninth grade the first year. One grade level will be added per year. The campus is expected to accommodate as many as 800 students, initially about 500 VPA students and 300 STEM students.

The existing elementary school and the technology and testing departments will be relocated.

The project architect is Corgan Associates, with Con-Real Turner providing pre-construction services.

BEDFORD RETAIL CENTER SOLD

Bedford Meadows has been sold, with a private investor purchasing the Bedford retail property at 2816-2828 Central Drive.

Philip Levy of Marcus & Millichap Real Estate Investment Services’ Fort Worth office marketed the property on behalf of the seller, a limited liability company. The buyer also was secured by Levy.

The 41,205-square-foot retail center is 61 percent occupied. Among its tenants are Colors to Cocktails Sip & Paint Art Studio, Jenny’s Nail Spa, Planned Parenthood of North Texas, Karate for Kids, Danny’s Celtic Pub, Just for Kids and Salon 7. The building underwent major improvements in 2012, six years after opening, and sits on 5.13 acres.

SALES

Local investor Jennifer Pool has sold a 3,050-square-foot industrial building on a 0.85-acre lot at 5901 Parker Henderson Road in Fort Worth to Adder Minnis LP. Chris Mendez of Coldwell Banker Commercial Alliance DFW represented the seller. Todd Hawpe of Transwestern Dallas represented the buyer.

A 14,000-square-foot industrial and warehouse building at 310 Rogers Road in Irving has been sold. Lane Kommer of Henry S. Miller Brokerage’s investments/land division brokered the sale. The property is intended for additional parking for the second location of a country dancing, live entertainment and dining venue. The property was purchased from Lorac Real Estate.

CS Holdings Inc. has sold 8.2 acres of commercial property at 9860-9900 Crowley Road in Crowley to Jesus and Margarita Ibarra. Nick Talley and Colton Wallis of Bradford Commercial Real Estate Services represented the seller in the direct deal.

A 30-acre, single-family development at 5401 Collin McKinney Parkway in McKinney has been sold to an unnamed buyer.

CSC Sugar has leased 91,000 square feet at 1901 Windsor Place in Fort Worth. Robert Sawyer of Formation’s Real Estate represented the tenant. Ryan Wood of Conti Warehouses represented the landlord.

Czar Operating has leased 2,811 square feet at One Ridgmar Centre, 6500 West Freeway in Fort Worth. Phil Sandlin and Christine Teagle of NavStar Commercial represented the landlord.

N&L Foot Spa has leased 2,506 square feet at Mansfield Highlands, 26 E. Debbie Lane in Mansfield. Ron Levy and Jake Wolhford of Emersons Commercial Management represented the landlord.

Mansfield Flooring has leased 1,983 square feet at Walnut Creek Plaza, 900 N. Walnut Creek Drive in Mansfield. Troy Morgan and Eric Deuillet of Structure Commercial represented the tenant and landlord.
