Real Deals: General Assembly consolidates at new Arlington site

Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

General Assembly Inc. has leased a 6,615-square-foot building at 1101 Oakmead Drive in the Great Southwest Industrial District, keeping its operations in Arlington and its staff under one roof.

The single-tenant building provides more than double the amount of warehouse space than the firm’s current facility. The professional merchandising services company assembles high-end consumer products.

“General Assembly has been based in Arlington for 23 years and that’s where it wanted to stay,” said Eric Anderson of Coldwell Banker Commercial Alliance DFW, which negotiated the transaction on behalf of the tenant.

“They had other options, but they really liked the fact that this is a freestanding building instead of a multitenant property,” Anderson said in a news release.

The firm is moving from the Vandergriff Town Center at 200 N. Mesquite St., with its warehouse staff relocating from 320 Dixon Lane. The new location has two loading docks, grade-level doors and enough parking for the entire workforce, Anderson said.

The new location is owned by a local investor, who was represented by Jim Hazard of E. Smith Realty Partners.

INDIGO YOGA RELOCATES

Indigo Yoga has announced plans to relocate from its current location at 4812 Camp Bowie Blvd. in Fort Worth to the former site of Fazeke’s Fitness at 5100 Pershing St.

All 25 instructors will make the move to the 4,800-square-foot facility as the business celebrates its 10th anniversary during the May 28-29 weekend.

Since it opened in 2006, the studio has expanded three times at its current location, where it occupies both 4808 and 4812 Camp Bowie Blvd..

OPENS WITH 302 UNITS

The NRP Group LLC and Fort Worth city officials recently celebrated the grand opening of the Landings at Marine Creek, a new apartment complex at 4250 Old Decatur Road.

The development is the third partnership for the NRP Group and the Fort Worth Housing Finance Corp. Attending the April 9 event were District 2 Fort Worth Councilman Sal Espino, state Rep. Ramon Romero (D-Fort Worth) and Tarrant County College Trustee Teresa Ayala.

The Landings at Marine Creek features 302 garden-style units, a 24-hour fitness center, business center with high-speed Internet, a swimming pool with sundeck equipped with Wi-Fi, and a playground.

$12.6M FINANCING COMPLETE

FOR 81 ACRES IN MANSFIELD

Silver Arch Capital Partners has provided a $12.6 million loan secured for an 81-acre development site in Mansfield. The borrower, Dallas-based development group Geyer Morris Co., was under contract to acquire the property and the two-year interest-only funding used to complete the acquisition. The site, located along U.S. Highway 287 and Broad Street, is vacant but is planned to house a 500,000-square-foot retail center set for completion in spring 2018.
