Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Hawkins & Walker PC of Fort Worth has leased 4,000 square feet in an office building on the northwest side of downtown at 320 Purcey St.

The law firm will relocate into the larger space in June, moving from its current location at 701 W. Belknap St.

Graham Stiles of RE/MAX Trinity’s Fort Worth office represented the law firm in negotiating the lease agreement. Jamie White Commercial Real Estate represented the landlord. Financial terms of the transaction were not disclosed.

“The new location is just two blocks from our current office and is more easily accessible for our clients and staff,” said Andrew Hawkins, a defense attorney with the firm, commenting in a news release.

The firm plans to occupy the entire building when it relocates.

BENBROOK DQ SOLD

The Silver Group has negotiated the sale of a Dairy Queen restaurant at 8636 Benbrook Blvd. in Benbrook. The 3,000-square-foot eatery sits on a 1.1-acre parcel along U.S. Highway 377. The tenant, Vasari LLC, is among the state’s largest Dairy Queen operators. The net lease had a new 20-year term beginning on the closing date. Greg Cunha of The Silver Group represented the family trust in the transaction.

CHICAGO PIZZA LEASES IN FW

The Vitorino Group, a Dallas-based commercial real estate investment sales firm, has arranged the sale of an Old Chicago Pizza ground lease in Fort Worth. The property is located on a 2.3-acre tract at Presidio Towne Crossing, a 600,000-square-foot retail center anchored by a SuperTarget and Costco in North Fort Worth.

LAREDO-BASED HAULER BUYS

DALLAS SITE FOR TRUCK TERMINAL

GRT Transportation of Laredo has purchased almost 4.2 acres in Redbird Industrial Park in southwest Dallas to develop a trucking terminal.

Jean Russo of Cushman & Wakefield of Texas Inc. represented the seller, Ace Investments Inc.

“This site has one of the best views of the city of Dallas. That really was the dealmaker,” said Chris Mendez of Coldwell Banker Commercial Alliance DFW in Arlington, who represented the buyer of record, CRG Properties LLC. The property is located at 4321 W. Ledbetter Drive.

GRT plans to build a small office building as well as pave and erect a fence on the property.

GRT provides long-haul and regional trucking services, as well as border-crossing deliveries. The company also has terminals in Toledo, Ohio, and Laredo.

SALES

Only Goodbuys Ltd. has sold a 5,571-square-foot office building at 1119 Pennsylvania Ave. in Fort Worth to Keith D. Lemons. Sarah LanCarte and Kirk Kelly of Transwestern represented the buyer.

Vickery Boulevard Properties LP has sold 141,133 square feet of land at 5220 W. Vickery Blvd. in Fort Worth to JCO Properties LP. Jack Huff, Kyle Poulson and Kelly Whaley of Transwestern represented the seller.

Weatherford/Topco Investors has sold a 34,592-square-foot industrial building at 1810 Banks Drive in Weatherford to Newton Business Park. Sarah LanCarte of Transwestern represented the buyer.

CHM Industries Inc. has sold a 58,337-square-foot building at 1945 Walnut Hill Lane in Irving to OSG USA Inc. Sarah LanCarte, Bill de la Chapelle, Sharon Cramer, Joseph Karmin, Justin Lerner and Robert Klinger of Transwestern negotiated the transaction.

LEASES

Universal Endodontics PLLC has extended its lease by 2,600 square feet at 2512 Horne St. in Fort Worth from J.W. Lawrence Jr. DDS. Bill Behr of Transwestern represented the landlord.

A.J. Biery has leased 600 square feet in Fairway Plaza, 7105 Golf Club Drive in Fort Worth from Fairway Plaza. Amber Calhoun and Sarah LanCarte of Transwestern represented the landlord.

Intrusco Associates Inc. has renewed its lease for 1,472 square feet of office lease in Executive Place Office Center, 4521 S. Hulen St. in Fort Worth, from Texas Bank Financial. Bill Behr of Transwestern represented the tenant. Casey Tounget and Theron Bryant of Coldwell Banker Commercial Alliance-Fort Worth represented the landlord.

Clarus Glassboards has leased 119,359 square feet at 7537 Jack Newell Blvd. in Fort Worth from Bruce Building Ltd. Sarah LanCarte, Bill de la Chapelle and Sharon Cramer of Transwestern and George Curry of JLL represented the tenant. Jeff Givens and Joe Rudd of Transwestern represented the landlord.

Tien My Ngo and Sunny Thuy Dinh have leased 2,160 square feet at 310 S. Main St. in Weatherford for a high-end nail salon. Dick Myers of Vasseur Commercial Real Estate Inc. represented landlord, Sinclair Investments LLC.

Riex Co. LP dba Westermann Bolt and Gasket Co. has leased 28,720 square feet at Haltom Place, 6320 Airport Freeway in Haltom City, from Barnard Partners XLVI Ltd. Jim Sager of Transwestern represented the tenant and Leland A. Prowse IV of Transwestern represented the landlord.

Merry Xray has leased 13,972 square feet at 3029 E. Randol Mill Road in Arlington from Grayscale LLC. Frank Jester of Transwestern represented the landlord.
