Real Deals: Hunt Southwest plans Fort Worth industrial building

Fort Worth Business obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

Hunt Southwest Real Estate Development LLC has acquired a 16.7-acre site in northeast Fort Worth for a 301,500-square-foot warehouse and distribution facility.

The speculative project will be located at 2101 Reeves Place in Riverbend West Business Park, according to Preston Herold, company vice president.

Construction will begin immediately, with completion expected in the third quarter of 2016.

“Riverbend West Business Park offers an ideal location for warehouse and distribution operations because of its central Dallas-Fort Worth location, proximity to abundant and high quality labor, and prime access to major thoroughfares including [Loop] 820, [State Highway] 121, [State Highway] 183, and [Interstate] 30,” Herold said in a news release.

Among the facility’s amenities will be a 32-foot clear height, cross-dock configuration, expansive truck court depths, and dedicated trailer parking.

Hunt Southwest has selected commercial real estate firm Holt Lunsford Commercial’s Donnie Rohde, Chance Olin and George Jennings to lease the industrial property to prospective tenants.

“Riverbend West Business Park will be a strong value proposition for industrial tenants who continue to seek a central Dallas-Fort Worth location,” Rohde said.

Hunt Southwest, a joint venture between Hunt Midwest Enterprises and Unity Hunt Inc., is the second real estate development enterprise founded by the Lamar Hunt family.

MERCEDES-BENZ PROJECT

SET FOR GRAPEVINE

Mercedes-Benz USA has chosen Grapevine to house a parts distribution center and training facility as the German automaker rolls out what would be its sixth such regional facility in the United States.

The project includes a regional parts distribution center, supporting spare parts sales and distribution, and a learning-performance center that would relocate from Houston.

The Grapevine site covers more than 3 acres of the approximately 50-acre, city-owned site along Lakeside Parkway at Enterprise Road. The training facility is expected to be staffed with about 50 full-time employees with the ability to train 150 to 200 technicians per week.

The parts distribution hub is expected to occupy 254,000 square feet, and the learning and performance center about 59,000 square feet.

“The city is pleased to welcome a major international corporate presence to the Grapevine family and Mercedes-Benz USA is a true reflection of the high-end corporate caliber that Grapevine, Texas, attracts,” said Mayor William D. Tate in a news release.

Seefried Industrial Properties Inc. bought the land and is developing the project with Frapag, its longtime European capital partner.

Seefried is no stranger to Grapevine, having developed the 100-percent leased Northfield project along Dallas Road.

Mercedes-Benz USA has executed a development agreement with Seefried and said it will purchase the project upon completion. Design is underway for plans to be submitted for permitting in February. The initial site work is planned to begin later in February and construction in March, according to project planners.

The company’s target completion and occupancy date is January 2017, with full operations beginning March 1, 2017.
