Real Deals: Industrial properties sold

SALES

Mayfair Investments LLC sold 7471 Benbrook Parkway, a 76,625-square-foot industrial property in Benbrook, to Fort Capital for an undisclosed price. Todd Hawpe, Jack Huff and Grant Huff of Transwestern negotiated the transaction.

Besco Properties LLC purchased Hemphill Ave Industrial, a 68,072-square-foot industrial building at 3521 Hemphill St. in Fort Worth. Transwestern’s Jeff Givens represesnted the seller, Gyant Hemphill LLC. Ryan Matthews of JLL represented the buyer. The site was formerly the long-time location of Hayes & Stolz Industrial Manufacturing, which moved operations to Burleson.

Armet Dale Street Ltd. purchased 2301 Solona, a 12,900-square-foot industrial property in Haltom City, from L&D Real Estate for an undisclosed price. Todd Hawpe and Jeff Givens of Transwestern represented the buyer.

Realty Capital Management LLC purchased 9 acres at Summer Creek Station, at the intersection of Summer Creek Drive and Sycamore School Road in Fort Worth. Transwestern’s Lester Day, Steve Williamson and Larry Jordan represented the seller, Summer Sycamore I Ltd., in the direct transaction.

Stream Realty Partners represented SpotSee, an internet of things end-to-end service provider, in its sale-leaseback of a 44,833-square-foot facility on 5.265 acres at 510 Corporate Drive in Graham. The City of Graham Economic Improvement Corp. bought the two-story office and manufacturing building. Todd Noonan of Stream represented SpotSee.

Roger Smeltzer of Vision Commercial and TriVterprise completed sale negotiations for 2410 Brady Lane in Grand Prairie. TriVterprise plans to open a daycare business in the 3,648-square-foot space in September. The buyer, TriVterprise, was self- represented, and Vision Commercial represented the seller, Dr. Andrew Dao.

Symetria Health of Texas has leased about 3,523 square feet for a medical office at 1813 Harwood Court in Hurst. Roger Smeltzer of Vision Commercial represented the landlord, Harwood Business Properties. Matt Gilbert and Robby Winston of Transwestern represented the tenant.

Pacheco Koch Consulting Engineers Inc. leased 25,750 square feet of office space at 4020 Bryant Irving Road in Fort Worth. Kirk Kelly and Jack Huff of Transwestern represented the landlord, FW Waterside Office LLC. Brad Mason and John Beach with Jackson Cooksey represented the tenant.

Layne Glass Company LLC leased 21,404 square feet of industrial space at Riverbend Business Park, 7500 Jack Newell Blvd. S., in Fort Worth. Transwestern’s Jeff Givens represented the landlord, Riverbend Industrial Partners Ltd. Amber Calhoun and Trey Neville of Stablemade Group represented the tenant.

Denke McBride & Ryan CPAs LLC leased 6,696 square feet of office space at 4200 South Hulen Office Building in Fort Worth. Whit Kelly and Dallas Margeson of Transwestern represented the landlord. Pat McDowell of JLL represented the tenant.

Funky Picnic LLC leased 4,600 square feet of retail space at Retail on Bryan Ave, 401 Bryan Ave. in Fort Worth. Transwestern’s Todd Hawpe and Grant Huff represented the tenant. Jeff Marek of Vision Commercial represented the landlord.

Scopelitis Garvin Light Hanson Feary leased 4,420 square feet of office space at 777 Main in Fort Worth. Transwestern’s Whit Kelly and Jason Harrell represented the landlord. Matt Montague of JLL represented the tenant.

Shipley Do-nuts leased 2,000 square feet at 210 S. Saginaw Blvd. in Saginaw. Barrett England of Vision Commercial represented the tenant and Rudy Janecka of Champions DFW represented the landlord.

Alliance Jiu Jitsu leased Suite 400 of the Keller Strip Center at 1961 S. Main St. in Keller. Barrett England and Mike Tran of Vision Commercial completed lease negotiations.

Crossfit Westwood leased 4,593 square feet at 608 S. Jennings Ave. in Fort Worth and expects to open in August. Michael Karol of Northern Realty represented the tenant and Molly MacEwan of Vision Commercial represented the landlord.
