Real Deals: ITW Food Equipment doubles its space at Railhead

Fort Worth Business Press obtains some of its Real Deals content through a partnership with Xceligent Inc., a commercial real estate research firm.

ITW Food Equipment Group LLC has expanded its Fort Worth presence and pushed Railhead Business Station’s occupancy to 100 percent.

The expansion more than doubles ITW’s space as it leases 25,692 square feet of Class A space at 500 Railhead Blvd. and renews its lease for 24,896 square feet at 800 Railhead Blvd.

The three-building, 214,650-square-foot business park is owned by Sun Life Assurance Co. of Canada.

“ITW had reached capacity in its current facility and needed additional storage,” said Nick Talley of Dallas-based Bradford Commercial Real Estate Services, commenting in a news release.

ITW will move into the additional distribution space by the end of November. CBRE’s Bob Scully represented the tenant.

FIRST MODEL HOME OPENS

IN CHISHOLM TRAIL RANCH

Dallas-based Dunhill Homes has opened the first model home in Fort Worth’s Chisholm Trail Ranch, the 261-acre community along Chisholm Trail Parkway..

Dunhill is one of four local homebuilders that signed on for the $1.4 billion master-planned development overseen by The Walton Group of Companies, a privately held, multinational real estate investment and development group.

The model home opened on Nov. 19 The development will also include commercial and retail properties.

The development is expected to have about 1,100 single-family houses, including 169 home sites in its first phase. There will be eight one- and two-story floor plans ranging from 1,831 to 3,145 square feet; the houses will sell for prices starting in the mid $200,000s.

“Dunhill Homes has an excellent track record for building the highest quality homes in North Texas,” said John Vick, president, South Region for Walton Development and Management, commenting in a news release.

“It will play an integral part in making Chisholm Trail Ranch a vibrant community that meets the growing needs of Tarrant County,” Vick said.

Joining Dunhill is building Chisholm Trail Homes are HistoryMaker Homes, Antares Homes and Sandlin Homes. All three will begin construction in January.

Chisholm Trail Ranch also plans to offer a hike-and-bike trail system linking existing parks and school sites throughout the area. Plans also call for a pool, poolside cabanas and children’s playground, among other amenities.

The development adjoins Fort Worth’s new 75-acre Chisholm Trail Community Park, anchored by the new Chisholm Trail Community Center, all adjacent to existing and new development along McPherson Boulevard.

EULESS APARTMENTS REFINANCED

Royal Terrace apartments in Euless has gained permanent financing from commercial real estate investment services firm Greysteel in refinancing deal on behalf of Countrywide Hospitality LLC.

The 10-year, non-recourse loan, provided by an agency lender under the Freddie Mac Small Balance Loan program, has a fixed rate of 4.24 percent and a 30-year amortization schedule. Anton Mattli, John Marshall Doss and Zach Ghormley of Greysteel’s Fort Worth and Dallas offices negotiated the transaction.

Royal Terrace features 120 units and has undergone several renovations, including a parking lot overlay, solar shades and interior upgrades to more than 35 units.

MEDICAL BUILDING SOLD

IN CENTRAL ARLINGTON

A joint venture partnership of six physicians has sold a 15,110-square-foot medical office building that houses their practices in central Arlington.

TKEN Holdings, a pain management practice, bought the property and plans to use most of the space at 950 N. Davis St. and lease the rest. A physician with about two years left on his lease currently occupies 12 percent of the single-story building.
