Jackson-Shaw to develop Irving industrial park

Irving is the location for a newly announced industrial park under development by Jackson-Shaw and real estate manager Clarion Partners.

When it opens in the fourth quarter of 2016, Parc GSW will offer 682,491 square feet of industrial space on 50 acres in the 7,000-acre Great Southwest Industrial District. The development will feature two buildings for users requiring spaces from 100,000 square feet to 682,491 square feet.

“Opportunities for development are limited in GSW [the Great Southwest district], and we believe this is an appropriate time to develop an industrial park between two major urban areas,” said Jason Nunley, vice president of development for Jackson-Shaw, a Dallas-based real estate development firm, commenting in a news release.

Brett Owens, John Brewer and Ben Phillips of Transwestern plan to lease the property to industrial users.

The first building, known as building A, will be located at 4931 Conflans Road and will include 450,800 square feet and offer 36-foot clear heights, 255 parking spaces, 96 dock-high doors, 185-foot truck court and two drive-in doors. Building B, at 4921 Conflans Road, will offer 232,500 square feet with 32-foot clear heights, 109 parking spaces, 38 dock-high doors and a front-load configuration.

BUYS CENTRAL ARLINGTON SITE

Raindrop Turkish House, a nonprofit charitable and cultural agency, has purchased part of a former high school in central Arlington from Central Arlington Redevelopment Group, a private investor group formed to promote the city’s economic growth.

When constructed in the mid-1950s, the 6,624-square-foot building at 602 E. South St. served as an elementary school wing for the former Arlington High School. It was later razed and redeveloped as the headquarters of the Arlington Chamber of Commerce.

The seller acquired the property in May 2007 and invested almost $400,000 into modernizing the structure and leasing space for new tenants, hoping to stimulate investment interest in central Arlington.

“We wanted this group to be a catalyst for downtown redevelopment. We didn’t invest to get a huge return,” said Gary Walker, managing principal of Coldwell Banker Commercial Alliance DFW and a lead investor in the selling entity, commenting in a news release.

Houston-based Raindrop Turkish House previously leased a site at 2102 W. Pioneer Parkway in Pantego. The organization, formed in 2000, also has locations in Richardson and nine other Texas cities, as well as centers in Arkansas, Kansas, Mississippi, New Mexico and Oklahoma.

The single-story South Street building occupies a 0.8-acre tract with a fenced backyard. It is located within blocks of the University of Texas at Arlington.

“This was a challenging investment, but one of the fund’s objectives was to stimulate the vibrancy and culture of the area. Raindrop Turkish House will be a good addition and will draw a lot of new visitors to the downtown,” Walker said.

710 S. Main St. in Fort Worth has been sold for redevelopment. M2G Ventures in Fort Worth plans to transform the 17,500-square-foot building into a mixed-use development. Will Northern of Northern Realty Group represented the seller, Tarrant Services Inc. Northern also represented the buyer.
