Real Deals: JLL, CHAMPIONS CIRCLE PARTNERING IN NORTH FW

Champions Circle

Fine Line Diversified Development, owner/developer of Champions Circle commercial mixed-use development at Interstate 35W and State Highway 114, has selected JLL as its strategic partner for commercial real estate services for the 279-acre office, multi-family, hospitality and retail destination.

JLL managing director Pat McDowell will lead office efforts and associate Austin Speni will lead retail efforts.

Champions Circle office amenities include the Marriott Champion Circle, a four-star hotel, conference center and golf course. O’Reilly Hospitality Management LLC’s recently acquired Marriott Champion Circle and also announced extensive renovations to the property.

The recent opening of the Tanger Outlet Center has filled the area with retail customers.

GRAPEVINE APARTMENTS

Irving-based JPI, a multifamily developer, has announced the start of construction on Jefferson Silverlake, a luxury multifamily development in Grapevine.

The 371-apartment complex is located at State Highway 26 and Bass Pro Drive, not far from two high-profile transportation projects: The DFW Connector expansion of State Highways 114 and 121 and the future TEX Rail Grapevine Main Street station.

Commercial real estate services firm Colliers International Group Inc. announced the sale of Air Control Storage, located at 3614 McCart Ave. and 2912 West Pafford St. in Fort Worth. This two-property facility houses 532 climate-controlled spaces with area to expand inside the converted warehouse. The Colliers team of Richard Minker and Chad Snyder, affiliates of ARGUS Self Storage Sales Network, represented Air Control Storage. Chris Stewart of Vasseur Commercial represented the buyer, Bell Air Storage.

Russ Webb with Silver Oak Commercial Realty represented Jataco LLC in the sale of a 3,784-square-foot office building located at 8605 Mid Cities Blvd., North Richland Hills. Campo San Antonio LLC purchased the property and was represented by Moore Matthews of Keller Williams, Southlake.

Beaty Street Apartments, an 8-unit apartment property located at 5520-5540 Beaty St. in Fort Worth, has been sold, according to Kyle Palmer, regional manager of Marcus & Millichap’s Fort Worth office. Trey McGhin of Marcus & Millichap’s Fort Worth office represented the seller, a local limited liability company that had owned the asset for more than 25 years. The buyer, a private investor in California, intends to operate the property with the current programs in place.

Hunter Crossroads LP sold 40,000 square feet of space at U.S. Highway 287 and Avondale Haslet Road in Haslet to O’Reilly Auto Enterprises LLC. Transwestern’s Steve Williamson and Mason Bishop represented the seller. Jordan Cluff of Woodcrest represented the buyer.

JPC Realty LTD, represented by Russell Webb with Silver Oak Commercial Realty, sold a new 3,948-square-foot office/medical building at 6901 Davis Blvd. in North Richland Hills. The buyer, NTSS Properties, was represented by Dana Wilson with ReMax.

A/C Supply Co. has leased 12,405 square feet at 7714 Camp Bowie West Blvd. from Hickman Development Corp. Gary Vasseur of Vasseur Commercial Real Estate Inc. represented the tenant. Thomas Grafton and Matt Carthey of Holt Lunsford Commercial represented the landlord.

Belt Power LLC has renewed 8,598 square feet of warehouse space in Woodland Business Center, Building 2, 2007 108th St., in Grand Prairie. Michael W.
