La Quinta Inn in East Fort Worth sold
La Quinta Inn & Suites Fort Worth Eastchase, an 80-room property at 8250 Anderson Blvd., has been sold to a private investor.
Chris Gomes and Allan Miller of Marcus & Millichap Real Estate Investment Services’ Dallas and San Antonio offices, respectively, marketed the property on behalf of the seller, a limited liability company. The buyer also was procured by Gomes.
WOODMONT PLAZA NORTH
SOLD TO PRIVATE INVESTOR
Woodmont Plaza North in Fort Worth has been sold, with a private investor purchasing the 42,004-square-foot retail property at 6200 McCart Ave. Philip Levy of Marcus & Millichap Real Estate Investment Services’ Fort Worth office marketed the property on behalf of the seller, a private investor. Levy also secured the buyer, a private investor.
ON FW SENIOR HOUSING PROJECT
Construction has begun on a 69,355-square-foot senior housing community at 6301 Oakmont Blvd. in Fort Worth that is set to offer 94 beds. The Nashville office of Doster Construction Co., along with developer Mainstreet, broke ground Oct. 8 on the $19.3 million property. It is planned to provide short-stay rehabilitation and therapy as well as assisted living.
The project marks the first undertaking between Doster and Mainstreet, a national real estate developer based in Carmel, Indiana. PRDG is the architect and construction is expected to finish by October 2016.
TITLEMAX OFFICE SOLD
TitleMax Title Loans’ Fort Worth property at 5100 E. Lancaster Ave. has been sold.
Marketing the 3,120-square foot, net-leased property on behalf of the seller, a private investor, were Chance Hales and Vincent Knipp of Marcus & Millichap Real Estate Investment Services’ Fort Worth office.
The property was originally leased in January 2013 for an initial period of 10 years. The lease calls for 8.5 percent rental increases every five years. About 7.5 years remain on the primary lease term with one five-year option to renew.
HALTOM APARTMENTS SOLD
Apartments at Amesbury Court has been sold to a private real estate investment company. The 312-unit apartment complex is located at 4699 Fossil Vista Drive in Haltom City.
Will Balthrope, Drew Kile and Rowan Burch, all of Institutional Property Advisors, represented the seller and procured the buyer, Hamilton Zanze.
“With the acquisition of Amesbury Court, HZ [Hamilton Zanze] expands its portfolio to 92 properties and exceeds 19,000 units,” said David Nelson, managing director with HZ, in a news release.
Performance Properties LLC has acquired Las Terrazas, a 230-unit apartment complex at 14018 Brookgreen Drive in Dallas from LTPH LLC. David McQuaid and Todd White, both of Performance, represented the buyer. Taylor Snoddy and Philip Wiegand of Transwestern-Dallas represented the seller.
Cranford Place in Garland has been sold to Cranford Place Property Group LLC. Boyan Radic, Doug Banerjee, Andrew Mueller and Ryan Hill of Greysteel represented 1935 Cranford Place IBAN LLC in selling the 22-unit community.
Elm Street Village, a 37-unit apartment property at 1303 S. Tennessee St. in McKinney, has been sold. Stephen Crittenden of Marcus & Millichap Real Estate Investment Services’ Dallas office marketed the property on behalf of the seller, a private investor. Crittenden also procured the buyer, a private investor with prior duplex investment experience.
Apartment Service Management Co. and Lake of Dallas Inc. have leased 1,534 square feet and 1,458 square feet of office space, respectively, in Copeland Tower, 1250 E.
